Another deal under the belt...
I haven't actually been marketing for deals in awhile due to a recent career change. However, because of momentum and some existing marketing I had in place on CraigsList I now have a deal under contract for $25,000. It's ARV is $65k and I'm asking $33K leaving a lot of meat on the bone for my investors, plus pocketing a nice Christmas bonus for myself. Only needs paint, carpet and a couple minor updates.

A simple CraigsList ad. Nothing special. Just something that says I buy houses or cash for your house. The key is to post often and always put something in your ad that is consistent. I have a cartoon pic of a house and I always leave my business name. People will see all kinds of different ads and they'll start to notice yours over others just because of your consistency. I could go all day on writinga simple classified. There's posts out there on it. I know I have a few on Dean's site here (I used to be a web marketer).
