How do I figure out the appreciation on a lease option?

Hey DG Family I was wondering the percentage of appreciation I would add in for a 3 yr lease option deal? Would it be 3%,5%,7% etc.. how would I go about figuring that out or should I just sell at FMV to the tenant/buyers in 3 yrs when the lease is up? I do not want to ask for to much and not find a buyer and I of course do not want to ask for to little. Any advice would be greatly appreciated.

I figure 8% a year. People on a lease option will Pay A little more. I am in a area that has survived the recession fairly well. so you may want to take a close look at the area you are in.

Lease/option buyers will pay a little more. The market is real hard to figure especially 3 yrs down the road. By all indicators, I couldn't tell you if we have bottomed out yet. 8% sounds in the ball park...Jan

Let see if I have this right. So if I bought a house for say $100,000 and it was worth $120,000 I would add 8% appreciation for 3 years and then I would turn around and sell to the T/B for $152,000 is this correct? What if I do a 3 yr lease and they buy in 2 years do I sell for $152,000 still or would I sell with 8% appreciation for the 2 years? Thank you for all your help. I appreciate it.
