Having been disabled from birth, as a result of cerebral palsy, Bern often came across the ‘no, you can’t do that!’ attitude. Well, challenged by this Bern adopted the ‘I can and I will’.
To date Bern has bungy jumped off Blaauwkranz bridge and even been paragliding, climbed Mt Kilimanjaro in his wheel chair twice, the first time making it to the Uhuru summit and second time to Gillmans. A challenge that had captured his imagination for years.

In life, attitude is everything. We’ve all been told that our attitude determines our altitude. Most people have much more control over their own happiness and success than they dare to realize.
The fact is, we all have control over our own minds, and in turn, our feelings. It is when we exercise that control that we are able to fully experience our greatness.
Here are two strategies to protect your mind from negativity and foster a winning attitude towards creating prosperity in your life.
Tip #1 Make a decision to trust your instincts!
As you journey toward success, you will connect with people who will open up doors of knowledge and opportunity for you. Be open-minded and grateful for these experiences, but always trust your gut.
Don’t allow yourself to bend to the will of someone else if it goes against your instincts. We are all given one of the most precious gifts of all: intuition. You must develop the courage to use your gut level intuition.
Tip #2 Don’t Seek Out Approval From Others!
Sometimes it’s best to resist the urge to share your excitement about what you are doing. People may not react the way you would hope, and you may feel deflated.
Disappointing reactions from people can undercut your enthusiasm.
Work diligently to build up your self-confidence and self-esteem and simply refuse to have your feelings hurt. If necessary, keep your positive energy inside, where it does the most good.
Instead of gushing about yourself, show genuine interest in the lives of others, with confidence that you are on the right path for you.
Have you ever looked back on an event in your life and thought: “Why did I let that person make me doubt myself?” Learn from it, and correct it. Keep a safe distance from people in your life who don’t believe in you.
Work towards strengthening yourself emotionally and remember that someone’s opinion of you doesn’t have to be your reality.
Embrace your own mind; your taste, your style, your passions. When the way you feel about yourself is unaffected by the way others feel about you, a power shift occurs. Your confidence will radiate and those around you will feel it. You become unstoppable.
Let your victories and failures be on your own terms. Learn and grow from both, and above all, enjoy the ride.

I thoroughly enjoyed reading your post. It endorses what I believe and also it endorses how I have worked through life until the last few years. Circumstances have beat me into the ground and made me doubt everything about myself. I am pushing to change that and to believe in myself and believe in what God instills in my heart. In past years I was unstoppable in those things I wanted to make happen. I just need to get that attitude instilled in my heart again. It may be a little more difficult because I am now much older and have be wracked by the circumstances of life, but I am determined to succeed. Thank you again.

We ran across a home that the owner passed away in and are wondering what depreciation if any this has on the market value of the property. In California this must be disclosed for a 3 yr period is what my agent tells me. Has anyone dealt with a property of this nature? Was it difficult to dispose of or rent out?

This network of contacts and the openroad is amazing, I have made a lot of friends here,and all across the country.
I've seen a lot of comments about Done for you marketing, and wheres the phone numbers for the cash buyers. The SET FOR LIFE system is an amazing resource, with so many tools, it is a little overwhelming. And I think we all became a little frustrated when we started to use it.But six weeks ago I didn't know how to use this computer,I'm learning more everyday, because I see the potential of this great system.
As for the cash buyers info, that is just a list of people who bought a property with out a mortgage, when you start buying, your name will be there to.
You need to look up the address for each buyer, in the county records tax section for that property,it usually takes them about 30 days to post the new owners info, but it will give their legal mailing address.
I have my county clerks site as a favorite, so I can check a property assessment value before I go bid on it at the foreclosure auctions.
Also there is so much advertising material in the marketing section,you just need to format what will work for you.
THE ONLY WAY IT COULD BE EASYER IS IF DEAN JUST DEPOSITED THE MONEY IN YOUR BANK.
So don't get discouraged,I have not made any deals yet but I see that they will be coming in the near future,so I spend a lot of time setting up my websites and squeeze pages so I'll be reading. (squeeze page never though I'd say that).

Okay..I buy from a motivated seller and then lease it to my tenant/buyer with the option to purchase say in 12 months,etc. My tenant pays me an option fee plus monthly lease. When my tenant/buyer goes to the bank to get financed later, he will have to show the down payment and monthly credit (if any) to qualify for a loan. Problem: He paid the option fee and monthly payments to me not the seller. How does the tenant buyer show this (credit) to the bank for qualifying? Also, what if the seller is nowhere to be found or just disappeared, how do we finalize the sale?

First of all if you buy from a motivated seller he's not going to disappear,he wants his money and you will be making payments to him so you will be in contact. Your tenant is buying from you not who you bought it from, if it's an assignment the deposit and monthly payments get deducted from your share.
