If you're new to the game, take your time, study, pay attention, listen, become a sponge, ask questions.

Then do everything again if it didn't stick the first time. Or the second. And third......

If you've been doing this awhile, don't let your pride get in the way of learning something new. Plus there are some good people on here yo might be able to call 'partner'

you being in the South might just be a blessing in disguise; lower cost of living, your money goes farther, etc

Unless its unbearable, stick it out and use it to your advantage

its not so unbearable, its the pace. Here its a slow pace!!!makes me nutso...Just to see a property can take a week LOL but fortunately the competition is just as slow. Thanks for keepin it real:)

I see in Wilmington

A good source may be student housing. I bet there are a bunch of re investors, alot probably absentee landlords, who may look to get out the game. I can't see why you can't scoop in and get a bargain.

Plus, you're in college heaven. Go to the local colleges and universities and pick up their student newspapers where they have the ad listings for rentals and contact them about buying their places

I see we think alike. Thats the first area I scoped out when I got here. Most of the areas local real estate market is declining EXCEPT for the areas around UNCW. When you call a rental ad most of the time its a NY investor who wouldn't let their property go for nuthin. The area is a goldmine. I have been looking into historic wilmington. The neighborhood is all of a sudden making a turn around and I have my eye on a couple of lipstick rehabs. Camp Lejeune is also another neighborhood Im researching.Elix I thank you for taking time out of your day, from what I have read you need to Get some shuteye....
