Fastest Way to Find Investor Friendly Real Estate Agents

I have traveled to quite a few cities throughout the US and Canada. I have used this technique in all of these markets and I have ound great results.

Go to craigslist.com go to your state, city, and then under housing select "real estate for sale"

Once you are in there, you will find a search box and then you will find that you can select "by owner" or "by broker". You will want to select "by broker" and type in any of the following keywords - 1 at a time of course - to search for an investor friendly agent.

Keywords:
cash buyer
wholesale property
investment property
income property
fixer upper
handyman special
cheap house
discounted house
wholesale house

These keywords and the "by broker" selected should bring back some real estate agents that are ready and willing to work with real estate investors. Afterall they understand the lingo to find and attract investors by the words they are using, so it is a good chance they will be actively working with real estate investors or be a real estate investor themselves.

Obviously, you still need to screen them and test them out, but it should put you on the right track.

Thank you for this extremely helpful information! I used all and parts of your search words and I kept getting "Zero local results found. Here are some from nearby areas..." and unfortunately the nearby areas are 1 1/2 hours away. Please advise if I am doing something wrong.

Finding Real Estate Agents

DErling above has some great words for us to use when finding real estate agents. I would use these when I call them, and add that I work with a group of cash buyers who need to find really great deals. I would tell them that I need deals with 25 to 35% off market prices and ask them if they know of deals like that in there area. We have used this technique and found that if they hem and haw about the low offers, they are probably not your agent. If they say they can find them like that, then they are. Remember, our buyers are the group of cash buyers you are working with.
