OfflineHello everyone. I know how to research my local court house website for properties that have been purchased. I wanted to know does cash buyers use a specific contract to purchase properties that's different from what other types of buyers use or does it just differ with every transaction ?

Contract for Deed, Land contract, Land Trust, Agreement for Deed can be some of the contracts that could be recorded in the courthouse that you could search and find real estate investors either buying properties with seller financing or offering someone else a loan for their property.
Quit Claim Deeds can be another document that could indicate you are working with an investor if they have multiple entries like that in the courthouse. If not, it is most likely a private party who did a name change or went through a divorce.
