yellow letters or post card wording?

I found this yellow letter somewhere on Dean's site, just can't remember where. I guess that is a sign to me I have too many things bookmarked. This is the version I have:

use the word investor with sellers. They think you are out to steal their home. You buy and sell real estate. You are looking to add some homes to your portfolio and you are interested in buying their home.
