As a licensed Realtor in Florida, I am uncertain about claiming to be perceived as 'going behind a sign' to contact a seller that has a property that has been on the market for over 90 days.
If I act in my own name, I must identify myself. This could be an ethical breach of my license. If I use the name of a non-licensed family member, I could have problems up the road.
Does any one have a suggestion, other than speaking to an attorney. Has any one been in a similar situation before?

I am at my computer this am and just ran into the same concerns. I am a licensed Real Estate Broker in Ga. Be careful, you know you can not contact another agents client directly. Also, you know that having a family member call is not a great idea / slash the correct thing to do. Perhaps consider calling expired listings / expired lease purchase properties / expired rental properties. That is what I am going to do. Hope this helps.

Many of us have agents we work with, as a partner. You can find the deals for the investor and work together. Then you are protected, and your partner is doing that part of the foot work.
I was about to take training for agent, and was told by investors not to do that because of the problems of crossing that line as an investor/agent.
Bill works with an investor on many deals and does some on his own.

Don't do anything to jepoardize your license or bring sanctions against your firm.
There are other deals out there. Use your license to get access to properties that others cannot.
Even as an agent, you should have the mindset of an investor and have a bunch of buyers at the drop of a dime; the moment a property comes your way, contact your buyers and first come, first served basis.
If it even appears wrong or illegal, it is.

You cannot go to a seller who is being represented by an agent when you hold your real estate license. Whether you are an agent or not why would you want to? First, you tick off the agent when he/she finds out you went direct and did not consult them. As a result, you will get a bad reputation quickly. If you are interested in the house then go direct to the agent and do it the correct way. Another thing to consider is that I am not on my LLC. My spouse and business partner are on the LLC together. Therefore, they are not bound by Realtor ethics. They still do things ethically, it is just they have a little room to be creative without breaking any agent ethic rules. If you are getting into investing then you might want to consider that strategy.
