I posted an ad on Craig's List, a ghost ad, saying i had multiple properties and investors are needed. well i got a response from a woman who claims she is also an investor and has a few cash buyers. i emailed her back and said that those deals were not available anymore but if she told me what her buyers are looking for i will focus my search. My question: she sounds like she is trying to do the same thing as me, find a deal and lock it up and then sell to an investor. what do i say to her when i call her? will she ask me what kinds of deals i have? what do i say then? what if she wants to do the assigning herself and she thinks i am the seller? Help! This will be my fisrt hands on phone call and lead!

"Are you a wholesaler or cash investor???"
If she says investor, ask if she uses her own cash or would she be using TF
If she says she's a wholesaler, then you know where to go from there
If she asks "whats the difference???" or says she's an investor but during the convo, you find out she's really a wholesaler, lose their number. No sense in trying to trust someone who's willing to lie about something so simple.
Be calm and sound like you know what you're doing; if you want, to give a better presentation, act as if you're writing down all the info she gives so that she might think twice about lying to you.

Watch out for people on craigslist.I got more than half a dozen fake checks from people trying to bust a fake one.Keep running ads and you'll find more buyers.You cam also go to auctions and find buyers there.

what if she is an investor that will be using transactional funds and wants me to assign the property to her? can i have a property on assignment and then assign to her and then she has the property locked up to sell to an investor? there might not be much room for her to pull out a profit but is it possible?
where do i go from there? should i tell her that i am too and that the deal will not work out or that we can maybe work together? i am so nervous but motivated!
When it comes to other wholesalers in my area I find that they are very unprepared and I hear many horror stories from sellers of properties. They tell me how another wholesaler contacted them and didn't know what they were doing and didn't even have contracts or any kind of paperwork like I have. They basically waste the sellers time and make a bad name for wholesalers who are for real.
I shy away from wholesalers BUT remain friendly with them so you know what they are up to...if that makes any sense. When they ask me to let them find a buyer for my property I always tell them there is no room for profit on this one for 2 wholesalers.
They also always want me to look at the properties they do have under contract and it is usually FAR from being a wholesale deal. So far I have not found a wholesaler who is a true wholesalers.

Craigslist is ok to a point but let me be straight and say if you want REAL investors that actually have the $$$ to do deals you need to go to an REI club meeting. There's usually a entry cost but its well worth it because other REAL investors attend and you can meet them face to face rather then online. And always have a business card ready to hand out as 9 times out of 10 people wont keep you in mind later on without one.
If you're a good judge of character you can tell within the first few minutes if it's worth it to get involved or not.
Go to sites like www.reiclub.com and they have a list of all 50 states and REI club contact numbers that puts you in touch with the real deal not craigslist scammers or other "wholesalers" trying to do the same thing with lack of knowledge.

i didn't feel like i was lying since one of the strategies learned was to place a "ghost ad" to attract buyers or investors so they will will call you. i guess i just do not know how to handle it now that i did post an ad. I do not want to lie, so should i just say, Hey I am a newbie, anybody have cash to buy my house that i do not have assigned yet? I am not being sarcastic, I am just asking what I should do! I actually would feel better saying that in an ad but I would probably get no phone calls! LOL
You did what we've been taught to do. By placing the ad the way you did, you created movement toward building your business and networking with others. The purpose of your craigslist ad is to draw out people who are looking for homes to buy or sell. That's what happened. The key now is to have some sellers lined up. You need to find people who have properties to have available for the callers who respond. You need to get information when they call. Here's where you begin to build your lists. Take as much information from them as you can and when you find a property that meets your needs you now have a sale! Keep on going, one step at a time and keep coming back to this sight with your questions. There are ALOT of really great people willing to share their knowledge and experience with you. I'll ask if they are a cash buyer or a wholesaler, either way they're gonna give my a non-refundable deposit of $1500. If they are a wholesaler with a serious cash buyer at their end then they'll step up, if not they won't further waste your time.
Remember, take NO personal checks, always ask and look to see if they have the certified cashier's check before you sign ANYTHING with them.
I'm sure there's no way to cancel a certified cashier's check. Is there?
