I currently have a vacant land lot under contract in the Polk county, FL area asking $10k seller needs to sell A.S.A.P. Everything is ready to close, quite title is done and we just need a buyer.

What was the problem with the title in the 1st place ? You know selling lots here in Fl. isn't easy now ... we have one that we bought thru county foreclosure auction for 25K when they were selling for 80K, it turned out that some lawyer didn't record the 1st mortgage on it & it took 2 years for us to get quite title ... so I have 30 K into a lot that's worth 10K ... problem is that there are so many of them, there not moving.

No problem the seller is self employed in the construction industry and things are slow for them so they are wanting to get rid of it. She acquired it through an auction as well. I got tired of just sitting around saying I am going to get started and placed an add on Craig's List just to see what would happen and she called the next day, I was in shock. I was also presented with two other deals that next morning as well and they where as follows:
