Go to Google and put "we buy house"+"San Antonio, tx" and look for local ads of people who are looking for property to buy. Following is a simple script to follow.

Calling Buyers Ads

You buy houses, is that right? Are you a wholesaler or a rehabber?

I have a knack of finding houses as a “discount.”

Let me ask you, would you be interested if I called you with a property to invest in? Yes

Ask:
Is there a particular area that you are looking?
What is your price range?
Number of bedrooms and bathrooms
What kind of a discount

For example, if I had a property with a FMV of 100K, what would you have to buy it for?

Does that include the rehab price?
How many properties can you handle on a monthly basis?

We are looking for rehabbers not wholesalers.

I can never seem to pin them down on an approximate percentage.
