Attend real estate auctions! Most people buying homes at auction are cash buyers or at least have access to cash. Attending a real estate auction is free and only requires the courage to strike up a conversation with one of the bidders to find out what they do. If they purchase outside of auction, they may be a great investor to add to your list!

I want to share my plans for finding an agent to work with. I say MY PLANS because I have not begun to do this yet. I just received my books in NOV and ordered biz cards so that when I get started all the ducks will be in a row.
If you have the book PFRERN there is a sample letter in there that you can modify to fit your needs and send it to agents in your area to see what kind of response you get. Now that my cards have arrived I will get out and stop in to meet with agents face to face. This will be a great way for you to start working your pitch and getting comfortable with speaking with folks that you don't know.
