Assign Contract and IEE Explain to sellers/buyers

When the time come to assign a property whats the best way to explain to the party that I can get it sold faster than any other method. Whats so different between me and a agent. Can someone help me on this subject.

Difference between you and the realtor

When you are doing Assignment of Contract or IEE you are selling your position as the "buyer" in the purchase contract. You have an equity position in this property that you are able to sell, you hold equitable title. No one else can purchase this property. You are the one with the right to purchase this home. You are not selling the home, you are selling your position as the buyer in the contract.

A realtor is selling the home itself, they are marketing the home for sale and have a listing agreement with the seller that gives them the opportunity to sell the home. They are licensed to sell homes. Also they are trying to get the most for the property as possible. You are trying to purchase the home for yourself and are trying to get the best price for you.

You should also look towards representation. In listing a home for sale a realtor has responsiblilties, and they are obligated to the seller to look out for their best interests in this transaction. They represent the seller in the sale. You represent yourself, you do not even represent the end buyer, you are in no way shape or form a realtor.
