lets see whos really a creative thinker

ok i want this forum to help me as well as other.
so heres my problem...i keep running into investors i have a huge buyers list and no property to lock up...

i did everything i supose to do i posted ad on craigslist and sites a like

made flyers to hang up and to pass out

got business cards made and handed them out

website built and and publish and it just got
published on google search engine

im telling everyone i possible can that im an investor and i buy property

i just made a youtube page its till undercontruction

please explain to me what am i doing wrong... why cant i find a motivated sell what else can i do to attract sellers

does anyone have the opposite to my problem to my motivated seller in the ny area(queens brooklyn long island etc) contact me please if not can some one help me find ways to find motavited seller

Hi Elias,
Sounds like your on the right track! The only thing I didn't see you mentioned is that your making calls on ads, fsbo. What direction are you looking to explore, assignments? Are you looking in areas you would like to build? What types of properties are the buyers looking for? Continued success........Lubertha

It sounds like you have a good plan and are on the right track. You may want to try to locate some REO bank owned properties, probate properties, look at FSBOs, look at affordable proeprties that have been on the market for more than 120 days and just keep on networking.

Some of the best deals you find may not bne advertised. The business can run in cycles and like a farmer you have to plant a bunch of seeds, continue to cultivate and sooner or later things will begin to pop up. Keep the faith and keep up the good work. lubertha and joe have very good points!! i would like to add as lubertha has said find 10 properties in your area and CALL THEM TO FIND OUT THEIR SELLING BUTTONS ,do comps on the properties and make your offers,you need to make offers in order to get the ball rolling . no offers NO DEALS!! GOOD LUCK ELIAS i know u r close to making it happen!!

I look through the news paper everyday and try and find the best deals....then I go on craigslist in search through every ad to find the best deals....I also drive around looking for property...
Then I sit down and call them all but majority of the type if you see a fsbo ad or sign its an investor...

OH YEAR GREAT WAY TO BUILD YOUR BUYERS LIST IT SEEMS LIKE IN A DOWN MARKET MOST OF THE FSBO ARE INVESTORS SO WHEN YOU CALL THEM ASK IF THEY HAVE ANYMORE PROPERTY FOR SALE AND ASK IF THEY ARE STILL LOOKING FOR KILLER DEALS AND IF SO JOT DOWN THEIR NAME AND CONTACT...GOOD LUCK

I'm looking to do some assignments deals so I really can't do anything with REO and majority of my investors are look for 2 family house but they always leave their description open to leave room for other great deals I may find

Cant afford REO

I don't have the credit to get a proof of funding letter and I don't have money
To put down on a home that's why I choose to do assignments

Assigning REO's

There's ways to assign REO's.
Land Trust
Double Close
Or simply try and put and/or assign. You have to ask the listing agent and be confident. Act like you wholesale 10-20 homes a month. It's all about studying these methods and going out and failing before it starts happening.
Most banks don't accept assigns, but there are some that do.
This is what KimmyJ and I are doing this week. I'm sure we will post on this soon.
