Letters to Vacant Property Owners! It works!

Who else is having success with yellow letters? I am getting quite a bit of response.. alot of people "want" to sell.. but not too many that "must" sell.

Any advise on how to take the calls?

I have a million $ property that is soo close to selling to me for 680k the owner has stated that she is ready to sell the property (she is the executor) but her sister "would be mad" at her if she did and is having family issues.

?How much should I push? how should I follow up? just phone calls? or more letters of reminders? ?

I am doing 1000 properties, on a 5 touch campaign now into the 3rd mailing.. but just one deal Sad and several potentials.

How do i turn the potentials into deals?? that is my 100k question. Thanks DG'ers!

San Diego

San Diego is a very tough market. Try looking outside the county, perhaps Riverside or Imperial. OC is also tough.

ah there are always gems out there.. not ready to give up on SD

Plus, if a learn how to get deals in a tough market I will be better prepared when a different market switches on me.. keeps me on my toes.

San Diego

Chris, are you using Upper Hand for your list? There are deals being done in San Diego. In the past 90 days, over 2200 properties purchased by absentee owners in the county, about 900 of those were in San Diego city limits. Riverside county had a little over 2400. Imperial county had 50. OC had over 1600

Yep, I know they are out there. Thank you for the support and your input. I am not sure I can promote that site I get the leads from here without admin flagging me.

I am definitely finding sellers, and I bet if I was handling them a bit better I would pull in a few more here.

Turn the No's or maybes into deals by partnering up with a REA and being a bird dog. Find a REA that agrees to give you a finders fee for giving them leads on props for listings. Then when your having conversations with owners you can ask them if they want to list it on the mls that you have a great REA that can help them get their price. That way if the price is too high for some of your buyers then you're still making $$$ and you don't feel the pressure of having to get the prop under contract in order to make some cash.

You could also work with a short sale specialist or banker or title company with the same agreement in place. You are doing all this work and sending out mailers which cost money so this is a good way to get money from your No's and maybes.

If you are getting call backs on your letters, then there is interest. You just have to perfect your wording. Focus on their needs. Why do they want to sell? Distressed owner, close to foreclosure, moving etc. Once you know their motivation, then you know how to present a deal that they cannot resist.

Once you have had the friendly conversation and found out their motivation. Now it is time to prepare your deal. This most likely will require figuring out a base price and trying to get them to give you a number first.

Present your deal and if it is not accepted, then call them every 30 or 60 days just to touch base.


Your right. follow up is key

I'm going back through the responses tomorrow. One way to get more from the leads is to do lease purchase but I am not very learned in that area.

So far we have 14 percent response when we handwrite. . And about 6 percent when we print the same letter.

We have actually partnered with a realtor to get the mail out. They paid for half of my mail:) they just want me to refer them threw listing and give their cash buyer first shot at any wholesale deals.
