Finally I have a buyer's list going, and have found a Real estate agent. the script worked like a charm, and now I am waiting for properties to be sent to me so we can start making some offers! nay advice on if i need to get an attorney or can I just use the title company? what about the attorney fees? I am trying to start off by doing assigns. any suggestions on the best way to complete my first deal would be helpful. thank you!

I don't know for sure

but I have been told that the title company is probably sufficient for making sure the contracts are good. That said, it doesn't mean they cover everything to your specification or favor??? Just a thought.

Update

So i just got a list of about 80 properties from my real estate agent that have been on the market for over 90 days. now i need to go through and get comps. looking on zillow, and trying to get info on these to see if i need to start making offers.

You might want to ask your realtor for comps no more than 1/4 to 1 mile away from the property you want to start with. Then when she sends those to you make an analysis of the average cost per sq ft ( should be at least 3 or 5 properties) with the same sq ft no more than 500sqft over the prospective property you are working on. This should give you a pretty close FMV/ARV (Fair Market Vale/ After Repair Value) to start with then subtract about 30% less repairs and your fee for assignment. Good luck to you! and good for you.

I'd say either works. Factor

I'd say either works. Factor in legal fees for the attorny or a small tip for the title company's clerk.
