Hello Everyone,
Like many, I have had and studied Dean's book for some time. I have gotten stuck in the research phase where all you do is think about how to do something, but never do it. I have tons of pre-made business cards and flyers just ready to go out. However, like many others, the fear of being inadequate has left me at the starting line. It is encouraging to see that I am not alone in this regard, and I hope to feed off the strength and courage of others to help push me through the tough times. Maybe this journal will help keep me accountable. My heart is beating out of my chest to make a move, but I DO understand that courage is going forward despite the fear of the unknown. The one thing that I do know is that I have made promises to those whom I hold dear, and to let them down would be unbearable. Hopefully I will have more to share shortly. Thanks

I read your blog, and I am right where you were. I was once a student of the Success Academy. Then one day we had to make some cuts and of course the program was expendable. During that time I went through the course work (not all of it), but yet I still acted on none of it. Your past reminded me of my own. Thank God it is your past. Much success to you.

I have by no means reached any of my goals, I am in the heat of battle, just as you are. You have everything you need to succeed in this business. I used to think that I just wasn't "lucky" enough. Luck has nothing to do with it. You can do this. I know you can. Set your heart and mind on the tasks that need to be done and do them fearlessly. I know it may require you to dig deep...but you've come this far, which is way too far for you to quit on yourself or your family. Stay diligent!! You will be blessed.

you may be a victim of poor time management. Spend X hours a day to the process (looking for property, learning, making calls, learning about building materials, touring homes, going to Open Houses, etc) and I will guarantee that the incremental knowledge you learn will transform your confidence level. And remember, even if you screw up a phone call on a house and don't get it; were you going to get it if you didn't make the call at all? Buying houses is a crap shoot and the more you make the call, the more opportunity you will be making for yourself.
PS - Sometimes spouses see more of our true reality than we do. If you trust your wife, go with the flow and get out there and start kicking ass. Otherwise, you are just wasting your time in real estate and you should examine if your true calling is actually here.

I actually completed all my marketing material today with the exception of my automated messages. I stopped to think about someone ACTUALLY calling back and I instintly froze with fear. Nevertheless, I am progessing forward. I hope to have my full automated system up and running by the end of the week. Until then, I am going to keep reading. Thanks and may God be with you all!!

Hey charles, thanks for the comment on my member journal. Fear of the uncertain is nature. I still have it today. Everyone does. Despite the fear, something happens when you start to take action. You start to smile more, you get excited all of a sudden, the fear goes away. I'm writing this in my lunch break at work, and all I can think about is my is my REI plan for when I get home. The calls and emails I need to respond to. Yesterday I joined a REI club in the town I plan on investing in. I'm shocked that I did it, but it feels good. You have to enjoy and respect the "process for progress." Stay motivated and know the best is yet to come. Be blessed

Hey everyone,
I am in Kenosha Wisconsin and I ran into a site that offers a great deal of information regarding foreclosure and regular sale listings. I compared their estimated FMV to Zillow and home Gain and found dramatic differences. Home gain's estimate was close to the estimate from the Kenosha website, however Zillow's estimate was only 1k above the asking price which is an 80k difference between the other two sites. Who do you listen to? I do not have a agent yet so maybe there is one of my problems, but in the mean time, which estimate to I know is the more accurate one? Thanks for your time. God bless

I certainly understand where you are coming from. I used doing research as a crutch so to speak for almost 8 months. Not saying that this is you, but I know I did. I finally started putting out bandit signs and sending letters and postcards this month. By my surprise, my phone is not ringing off the hook, but it is ringing. You know what I found out, it isn't as bad as I thought it would be. People are just people. I got a laugh the other day when I linked up with someone on the phone who thought I had all of the answers. If he only knew ....., but we are now helping each other.
Trust in yourself as much as your wife does. She sounds like a smart lady.

I guess you all already know what it means to get quick responses to your questions and boy do I have alot of them. Not so many that I am not willing to do little digging of my own, but sometimes I just get stuck. And yes, I have been in the research stage for quite some time. However, I was sitting here wondering, man I have found all this great information on these properties (a ton of research will give you that, more than you need actually) and I'm wondering when do you learn how to put all this information together in a packet that is easy to understand and professional to present to an investor or any other potential buyer for that matter. I have begun my marketing, but beyond that, sometimes I still feel lost, I hate feeling lost.

Hey everyone,
Had more progress today. I had the opportunity to speak with a fellow DG'er today awsome Lori thankyou for the vital information. I also prepared and sent out my broker letter. I do have a question though. How many of you are actually using the voicemail scripts from the book.This came up in an earlier conversation I had. I was wondering if anyone thinks they sound robotic. I am not knocking what works, I am just trying to figure how to automate this process without sounding like a bad audition for a bootleg movie. I still want to be a real person to my clients.
