I have a friend at work who has his house on the market and is looking to move down by us. My realtor sent me some listings today for the town he is looking to move too. I see a few fixer uppers. How do I get out of his question of "What are the addresses so I can go see them this weekend?" Thanks!

Did he know you had the realtor send u listings???? In the future if you want to sell ,assign or somehow lease option houses then keep this info to yourself...of course unless you want to just HELP. them then give them the info.what you could say is you are busy this weekend and hope they forget about it until you can go look yourself or possibly lock one up.You could also not worry about it since if they do go look at it then they make tell you what one they like and you can go negotiate a LOW LOW offer and get it even lower than them through your excellent negotiating skills.hope it works out for you.

You're right and it is my intention to help a friend. But, I would hate to see him go around us and get screwed too. Also, I wanted to go thru the steps for a learning experience. We need to learn what is the right way to word things and what is the wrong way. Nothing like practicing on a friend. If it was a stranger, we would not tell them the address or details but, they might ask.
Right now we are just trying to get thru our first deal. I don't care how it get's done as long as it get's done and the fear is gone.

Don't worry about making money from your friends. You would actually be helping them if you could negotiate a better price. They could still get it for less than they would have and you would make something too. You don't have to make a fortune, just add a few thousand depending on how good the deal is. You could also try the method of making 25 to 50 offers of half what they are asking. The odds are you could at least get one of them to accept, then you could give them a killer deal and still make a nice profit.
One last thing. In some cases you can just ask the friend if they mind you make something if you could find them a really good deal and save them money.

You have done the work to get the realtor to send you these lists.ITS nothing personal just business.YES you can help out a friend but what if all your friends want help and keep asking you for all the hard work you put in for free.yes sometimes you have to work for free to learn but be careful of not getting into doing all the work for nothing.let your friend call ANOTHER realtor and get a list of as is properties and all the needs work and PRICE REDUCED mls listings.now you can work together to learn.If you spend your time for him learning then I believe you can help and still be compensated.good luck

tell your friend if he finds what he wants, allow you to negotiate the deal to save $$$$ and ask for a little of what you saved him or just point him in the right direction, wish him luck and keep your friendship
If you find him what he wants, as Jay said, its just business.
Sometimes with friends its better just to look and say I saw this one over here, go check it out.
