Im starting to feel less like a real estate investor and more like a real estate investor information junkie. I read get excited and think . And thats all I do basically . I have put many offers on reos with no deals yet but anyone can do that . Most sucessful investors will always tell you take action. Even the great mike collins who has been wholesaling for over 30 years once wrote " you dont have to get it right you just have to get it going " . But you know what ? I cant work that way. Maybe its a flaw in my character but when Im going to do something for the first time I need to know exactly what im doing and avoid any surprizes. Anytime I do a big renovation on my house I always knew exactly what I was up against and what to do . As far as assignments go I thought for the longest time you only needed a p&s aggreement and an assignment contract. Then I read deans book and found out there are 3 other contracts that I need but I cant find . I also have questions that I havent found the answers to yet . I havent even tried to fill out any contracts yet because if im not ready to go out and find deals and be clear on what I need to do then I might as well wait untill I am before I try . I dont want to fill any contracts out for the first time in front of a homeowner or my end buyer. Ive read deans books and they were very informative, but not enough so that I could comfortably go out and start doing deals . And I dont have money to work with his coaches.
All I can do is look for more answers to the questions I still have untill i feel im ready I guess. And it doesnt help when youre married to one of the nay sayers either . Im not looking for sympathy just answers because it seems like everyone is doing deals except me . If im going to sing in front of a bunch of people I need to know all the words to the song before I do . Thats all im trying to say lol . Everybody has been great on here answering the questions I have posted and I thank you all for that .

When it comes to naysayers that you are in close contact with it is sometimes better not to tell all. Especially in a marriage it is good to just keep quiet on some things. Use your mind and your spare moments to step out and make phone calls or on the way to and from somewhere stop to look at a property or to write down address and phone info. I keep a steno notebook in my car and a pen handy at all times so i can do just that. Make an investor tool kit for the car and keep it in the trunk to include tape measure, disposable camera, etc.
I would have to say the home I live in was my first deal as I had to step out of my comfort zone and put a contract on the house without seeing the inside. I wrote in a subject to clause. Also I learned from doing that it would not hurt anything because you can always find ways to fall out of a deal if it isn't going to work. The thing about this is that by getting out there and doing things you will learn more and get more insight and ideas. I still have a lot of hesitation myself and its all about that darn comfort zone. We just have to do it. Eventually when you get the deal and come home with your profit from that first closing I would be willing to bet your naysayer will have a change of heart and start to see things differently. What you have to realize is that we are all told "no" so often that its hard to get beyond that. I believe we can break out of the "no" prison and on the other side of that wall find peace in the valley. Good luck and continue to post here to receive other feedback.
We're just starting out. Don't listen to the negative and keep thinking positive thoughts. Even when all around you is negative. Don't think about all that you can't do but, what you can do.

So the story started in 2007 when I bought Dean book, I read and read and still had a hard time executing, 2008, came, no deal, 2009, came no deal, then 2010 came an my first deal came.
I did not follow everything that Dean advocated but I did do one thing he did advocate and that was to keep trying, staying away from negative people is also a key factor.
Just do not give up, your best deal could be a second away!
