Need help with my 1st deal.

Start Google searching " Real estate investment buyers" and other various forms of REI searchers in your area. And make sure to put the quote marks around what you're searching for to narrow it down. You could also place some ad's for these properties as well with a title saying "Investors needed for cash flow properties". That will get the ball rolling, then search this site for info on assignments, double closings and other buying stratigies to close the deal up.
Pretty much EVERYTHING has been talked about and done in real life on this site to where most questions are already answered.

If you made
an offer, do you have exit clauses in your offer in case you can't sell them?

First you write a post asking for help on your first deal and then you are trying to sell me these props of which I have no idea where they. Do you have any idea of what you are trying to accomplish?

Second, I will not deal with anyone who hasn't filled in their bio. Who you are, where you live, and what you do.

My suggestion is that you go back to square one and try to figure out what you are doing. Then come back and write a post to either ask for help or write a post in the classifieds and sell your deal. You have got to get things straight before you post....Jan

Your asking for help, you have nothing posted on your profile, Jan is asking you legitimate questions to help you determine the deals and all you can respond is "are you an intereted investor"? If you posted this only to get an investor then that's what you should have said "Investor Needed" not "help with my first deal". You haven't given enough info is there any rehab needed, what are the monthly expenses on the properties, what's the true FMV on the properties???
