Real Estate Agent doing Re Assignments

The more I get into the Success Academy lessons, and mix that with my experiences, mixed with my driving focus on 'I have to figure out how to be on the inside of this real estate bonanza we are in right now', doing re-assignments seem to be a fantastic opportunity for a real estate agent who is already familiar with making offers, determining values, etc.

Are there any points I need to be sure to address as I start to make my 'and/or assigns' offers on properties?

I have a pretty good idea on the profile of properties to look for, margins to work toward, etc.

Just don't want to find myself in a position of suddenly having to personally buy 3 properties in the same week that I had planned to re-assign.

Sorry I didn't discover you sooner. I am also in the Seattle area and have been looking for others (from my area) on here that I could learn from and maybe even share a tip or two. I will be doing assignments as well. I joined the success academy shortly before you and aside from some delays due to personal matters I am excited to get back into it. I am especially excited to hear this positive input from you given your experience as a broker in my area.

I am curious to know what you think about the terms "bird dog" and "assignment" in use within the industry because I was told by someone else on here that in Washington those expressions and techniques are frowned upon. They said someone from REIA told them that. I have had trouble finding people online operating around here to confirm or deny that.

Anyway I will be at the next REAPS meeting Jan 27 and hope to find more DGers there,, maybe even you?

Welcome to DG. I am very glad you posted this forum.

You do have the upper hand in the position you are in. So as previously stated get your buyers/investors list with as many individuals as possible wanting all kinds of different properties in different ways.


bird dog

I have heard in the past that some places don't like bird dogging. However, if you find a buyer/investor and want to do that, you can be listed as working for them, like a partner. You become part of their team, and you can be called a property locator. I bird dog in Wis, and that isn't a problem, buy one investor has me sign a contract as his employee and he is my employer. And I look for the properties.
Maybe put an ad on craigslist asking to find properties for investors, then when they call, you can find out the legal way for your area.
