We are happy to be a part of the DG Family and are actively starting our real estate investing journey. I, persoanlly, have wanted to be investing in real estate for at least 10 years and have never taken full action! I look forward to learning from all of you that are here! We are fully invested and are excited, but at the same time we are scared.
So far we have purchased 2 of Dean's books, attended the Insider's Edge 3 day workshop and are now in day 8 of our training and action plan.
Here is what we have done so far:
We started our buyers list - we still have a long way to go!
We have found over 25 FSBO properties
We are calling these sellers to see if they are flexible
We have placed two classified ads for buyers
We have setup a few web sites and are marketing them
We are doing lessons at least 3 times a week
Next steps:
We are moving IRA money to a self directed IRA for REI use
We are finalizing our marketing plan
We are talking to contractors in our area
We are working on building our Power team
We have a goal to make 2 offers on at least two properties by day 21

Well I had very good intentions of keeping our journal very active, but have not posted in over 4 weeks. I am re-committing to telling our story on a regular basis. We have been in action, but it seems we are scared to make offers without having money lined up. Fear of the unknown!
In the past 4 weeks, we have found a real estate agent that is very experienced in short sales and does REI herself. As it turns out, she is a good friend of a friend of mine that just relocated from Orlando to Jacksonville. Connections are so amazing! I think she will be a great additoin to our team. She wil also give us the needed experience and mentorship that we have been looking for locally.
We also joined the local Jacksonville REIA group. I was planning to going to the next 2 meetings this week and then found out I have to take a business trip. UGhhhhhhhhh! My JOB is getting in the way of what I really want to do! I cannot wait until I can give it up!
My partner, Christy, has spent some time on our marketing material. We have bandit signs for sellers and buyers and we are starting to put them out. We even gave some to our RE agent and she will be putting them out as well.
We met with a gentleman who walks flyers everyday. We found him on CLs. He is a really sweet guy and is very excited for us and is trying to find leads for us as well. We had him walk 1000 buyer flyers this week and so far we have gotten 4 leads. These are going to the squeeze sites and our telecenter we have setup so that we can pre-screen them. I was planning to see a 2% max response rate on the flyers. Our feedback from our walker speaking with some of the apartments he was distributing to was very positive. Stayed tuned for how this goes.
We have setup a core web site and 2 squeeze sites. We have setup an 800# at a Telecenter and recorded messages for buyers and sellers and a special one for people facing foreclosure.
I had a family member tell me they were facing foreclosure in the past 2 weeks. We offered to help them try to do a short sale, so we are in the process of listing their home with our new RE agent and getting a limited power of attorney for me to negotiate the deal for them. Of course, my RE agent will be coaching me through the process. This will be a GREAT learnign experience for us - I am very excited. We plan to make a low ball offer through my partner Christy so that we can slow the process down. If we can get it for certain price and find the funds to close it, we plan to close it and re-sell. While we are doing this, we will start marketing in an effort to find a buyer if we can close the deal. Wish us luck!
I am planning to continue to find OPM to use for our deals!
