Another way to find Buyers - Great idea!!

Earlier this week I was listening to the SFL training modules and I heard Matt Larson share a way the he finds buyers. It is Genius! He said, call your Real Estate Agent and ask him/her to go to the MLS and do a search for ALL cash sales during the past 90 days. I didn't know, and neither did my Realtor, but he was willing to try, and he learned something.

Anyway last night when I got back to my office in my inbox was an email from him saying in the subject line "IT WORKED" and there was a link with 160 cash sales during the last 6 months. Even though this does not give me the names and addresses of the buyers but it does give the parcel #, what they paid for it, and what area they are buying - FANTASTIC! Because now I can search on the Property Appraisers website and get who bought it. At the same time I enter the address into my Totalview website and find out exactly what the home is worth and then compare ARV vs Purchase price. BINGO I now know if it was an investor or a future homeowner who bought. I now can start to market to those investors with the card that he shares in the YTYPREP book.

Hey Eugene,
Unless I read your post wrong, you said you were listening to traing on SFL System. You know if you have the SFL System that you already have Cash Buyers.You just go to Marketing then arrow to Lead Pipes , then you put in 2 counties that you want to work in and then after the click you instantly have all cash buyers in those counties for the last 90 days ,and you can get the address from the site also.
Like I said, I may have read your post wrong and if I did I apologize, but hope this helps you.
