I am 36 y.o and a father of 4 girls, Brianna 17, Marina 16, Savannah 14 & Cheyenne 14, of which I barely get to see because they live in Florida and I live in Ohio. I just so happened to get them this summer after not being able to the last 3 years, wow so much has changed!

I work as a Help Desk Analyst which is really just a fancy name for a computer geek but hey its a job and it pays weekly. I never have enough money to pay everything and I am always worried that I'll be laid off so in a sense even though I am pretty good at what I do, in this market their is no job security. There is atleast another 10 people unemployed that may or may not know more then me who would do my job and take less money.

I currently am living with my mother because of a relationship that needed a break (Hows that happen?) so in order to make the relationship work I moved back home...

So on 06/07/2010 at about 05:45 am I was up getting ready for work when I decided to turn on the TV (which I never do) and saw Deans infomercial. My eyes were locked and I couldn't do anything but sit and watch. I kept thinking if they can do it I can do it! So because I hate calling phone numbers and be pressured (not that they would but i didn't know that) into something I can't aford or don't need I came here to this site and ordered the books. Man did I have second thoughts on the way to work... Got to work and about mid way through the work day I noticed i had an email from Dean or whomever saying here is my receipt and a digital copy of the books I ordered. I started to read right then!! I will admit that I have taken a few days here and there and didn't do anything but once the books got here I picked up the book "Profit From Real Estate Right Now!" and couldnt put it down... 2 days later or their abouts it was done. Now just before that I would read the other book when I had time at work... its called "Your Town Your Real Estate Profits!" and I made it through chapter 4 or 5.

So I got up one day (don't remember which day for sure) and checked my email and remembered that I have received several emails from Deans site with video's and stories. One of them said to take action and to tell everyone that I was a real estate investor.. While I was out on a smoke break there was a older gentleman out there and I said here goes and I told him. He was like really well I might have a house you might want to look at and he shared his details... I was sooo excited that I didn't get a negative that it wouldn't have mattered the price, I was just glad i didn't get another laugh in my face. Every since that day I have been on several sites & newspapers just looking for deals. I have made posts about these deals that I have come across and I have made several terrible offers on houses I have found online.. more so to get my feet wet then to actually mean anything.

Last weekend (Saturday 06/19/10) I called a Real Estate Agent that had a house listed for 11,000 and asked him if I could look at the property, he said he would meet me at 3pm and show me the house. The outside was promising but the yard needing some SERIOUS work. Off to the inside, it was gutted... and I mean it would have taken alot of work. I passed on the house but chalked it up as a learning experience.

Every day since then I have found one house or another that looked promising... now keep in mind, I dont have a website yet, no 1-800 line, no buyers or sellers and no business cards. All of that is because of no money but that isn't going to stop me from learning as I go! I know I may be hurting myself in the short run but I am not going to allow fear to stop me from trying. There is so much information on this site that its killing me that I am wore out every day before I have a chance to read just 1% each day... but i still persist and try to learn.

I found a 4 unit apartment complex on CL and made an offer their and then just yesterday got a call from Victor asking me if everything is all right, obviously i am pumped and told him things were great and then I asked him about the Success Academy. I know i can't afford it just yet but it's nice to know the cost and what I have to look forward to in the future. I am definately going to do that and hopefully here soon. I just need to make a deal or two work so I can afford it.

Everything seems so far away and so confusing but yet so close... I finally have something I know I was meant to do and know I can succeed! Now if I could only fast forward into the future and see the accomplishments I know I will have I would feel so much better...

Today,
Got up at 5 am and got ready and went to work.

While at work I researched Cl and read some more of my book.

Got on Dg's site and read some Journals.

Came home @ 4 and immediately got on here... it seems it's all I do!

Tonight I will make dinner for the girls and then probably read some more of my book and check out all this information I have yet to read!

Woke up at 3am.

Got on here and looked around
Got on Craigslist and made 10 0ffers!
Went to work at 7 am.
Got on here and stayed the whole day (Lets hope I dont get caught)

Had an interesteing conversation with one of the places I offered. Ill share later (note to self)

Called a FSBO on the way home and got hung up on, lol... didnt really need to add more to my plate anyways.

Spoke with a fellow dg'er who is going to go in on atleast 1 of the deals I have already got in the works and possibly others.

Got a PM from another DG'er that would like to explore the possibility of getting in on another deal I am considering... sweet!

Finally got the kids fed and now I have a few minutes to get on here... What a day it has been. At times I am surprised I didn't fall out of my chair I was so shocked... (teaser for later)

Anyways, Once I get this deal(s) finalized I will share everything. Its now after 10pm and I am absolutely exausted! Ill write more tomorrow.

Its been some time sinse I have posted and I must work on that because I wanted my journal to be like some of the otehrs and post nearly everyday.

Alot has happened in the last 2 weeks. I made lots of offers and alot of them could have been accepted had I known what to do in each situation, but more importantly I got on here and posted my deals and asked for advice and I was well taken care of. I almost picked up 7 units, 4 of them idvidually deeded, on a land contract NMD deal but was worried I wasnt getting enough in the end so I walked away. Another deal I had / have is a 2Bed 1 Bath home for 29,900 that is appraised at 54,000. I couldnt get my financing because I only had 5% down versus the now required 25% down. These are just little details but I am still working on this offer, its not done just yet.

The last deal I have been working on is working with an Investment group that is acquiring properties here and then selling them as investments to other investors. I really found a home that I am interested so I went to take a look at it and see the condition of the home for my own eyes. Not bad at all... I would live there, lol. I noticed a realtor sign in front and decided to call it last night at about 20:45 (8:45pm)... someone actually answered and spoke with me for 20+ minutes. Set up a meeting for Tuesday afternoon to see if he would be a good fit for my team.

Drove by a few REO / FSBO's this morning on the way to work. I think I will drive by them again today on the way home and see if their is any promise.

I will try to get on here more often and keep myself accountable.
