OfflineI have my first deal under contract with with the bank for 115,000, but I dont have a buyer for the property yet and I have 30 days to close. The ARV is around 190000 and the property is in perfect condition. I dont know where to go from here I tried marketing it over almost every classified ad site and still no calls. I am about to rip my hair out can someone please give me some guidance as to what to do with this!!!

If you read Dean's book he recommends getting a buyer before you make an offer. But here are a few other thoughts. Look up you local REI club and ask them if anyone might be interested in the property, or maybe you should see if there is a a way to buy & hold the property and rent it out. See if you can get a hard money loan for the purchase and then refinance it later. There is a ton of information on all of these options on this website.
