Hi DG family i just landed a contract fBO the home is a 4br 2bath finish basement an a 1car garage in areal nice neighborhood close to transportation,park,shopping area and a good school system, Which i was able to get it under contract for 25k off asking price but the FMV of the home range 360k-422k. this will be my first and surely not my last if every thing goes well.

I like to use real ones in the area that has sold in the last 90 days. It just seems like that's a better way for me to get comps.

Nice to have you posting as part of the great DG family, and congrats on the deals you have done and are working on! I use a variety of sources to get comps, including the local ones like Randy says, but also Total View. I have actually found it to be pretty close most of the time. But if you are working with a realtor its no trouble to them to punch in some info and get you your local info. I agree with Randy thats best if you have that resource available to you. I just came across a property that is a short sale it a nice two bedrm 2bath 1 car garage for 319,000 but appraised for 400,000 and the owner have some tax problems and is also list with a Realtor but both are willing to work with me the only thing i find hard to do is that the owner needs about $15,000 out of the deal which i think is impossible. Any suggestion on how can i make it happen to make it a win-win deal for everyone involved.
