I tryed several ways to get buyers on my list,I did get some names on my list,but it wasnt a very strong list,then I put a couple ghost ads in the local paper,the calls just started pouring in.on my list I have 20 investor buyers and 22 tentant buyers,I have 3 more days until my ad is done,I'm sure I will get more calls.I have all their criteria,so now I need to go and find them some great deals.I'm going to do what greg murphy did and do lease option to purchase,but I need some good advice from the dg family,alot of my tentant buyers wants to rent to own,how can I make that happen,the seller might give me only 45 to 60 days to lease it,and also do I need more paperwork besides the lease contract.one more thing,how do I know if it is a great deal.

Ok... I placed a ghost ad and now I have potential tenant buyers emailing me about the property. I know that I let them know the property is no longer available but what else? How do I ask them to give me their criteria.. Do I state I am an Investor? I just don't want to run them away... Is there a script or pre- written email I can base my response on?

I ran two adds in the local news paper also. The first add read "Own a home today no credit no problem". I got a lot of calls and took info from them about what payments they could afford, did they have any money to put down, did they have any credit or not, what type and size property they wanted, where they wanted to live, ect.
The second add read "We buy houses fast any condition any situation"
I got a few calls from this add from guys looking for cash.
I don't have a strong buyers list either yet.
Well maybe I should have waited until I have some strong buyer back up?
Any way it was cool talking to people who wanted to buy houses and I told them I worked with a group of investors and would put their info in my data base and would contact them as soon as a home fitting their criteria came available. Pow!

hi john here spoke to a couple different attorneys the other day about building a professenial team for investment business asked if lease options and assignment deals legual in michigan the first said yes but he needed two hundred dollars up front second one wanted one fifty he had heared about leases but would not touch them sounds illegal to him both said i need to go to school and be licened i told them just wanted to be a investor not agent or broker they told if im using other peoples money to buy property need a licencesound like your being an agent or broker i said see you later.also spoke to a couple real estate agents one didnt know where to fit me in the other didnt like it but had heared of it but was not willing to take a chance because tryed it before and didnt work for himbut would ask around.ireally want to do this business is there anyone out there in dg family with some advice to this problem help me please.and thank you.
jmaney move on to other attorneys and brokers. I know of several people that are doing assignments in Michigan and have no problems. Perhaps you're not asking the right way??? Keep looking you'll find the right people to work with.

Hello vicki,I'm sorry I didnt see your post,but when you get a tentant buyer calling you ,just tell them your allways coming across good deals,ask them what exactly they are looking for,write down their criteria and contact info.

I am brand new at this. I'm in N. CA Where are you finding your buyers? What are their circumstances?
The best way to find buyers,is to find a good real estate agent (using Matts script) and have them look on the mls and pull up all the properties that has been sold in 90 days that was bought with cash.Have the agent send you the list,then contact the owners,that is where you will find those cash buyers,GOOD LUCK!

Found this thread when it popped up on the front page of the DG site today. Just when I was thinking about whether or not I should try the Classifieds. After reading through the thread I believe I will be checking advertising rates and going this route.
