I was surprised to find out just how many houses are on the market. Especially right here in my own subdivision. As I was driving around this morning looking at properties I ran in to a real estate agent who was having an open house.
I took Matt Larson's advice and I told him I was new to REI and in the next three years wanted to retire myself from my job. I told him I was aggressively pursuing this and was in need of a motivated RE agent to work with. He excitedly gave me his info and asked "What is your name again?" He gave me a market analysis of the properties in our subdivision and asked me to call him anytime for more info.
The particular house he was showing has been on the market for nearly ninety days and the owners have already dropped their asking price by $20,000.
I just finished reading chapter 8 of Profit from Real Estate Right Now about assignments so I haven't got to the part yet about finding motivated buyers. I am eager to read the rest of the book so I can start putting my plan into action.

Good for you for making that first contact. It can be hard. I know it was for me. I met two real estate Agents last week. When I told one of them that I was learning to invest in real estate she couldn't wait to give me her card. Before that she didn't give me the time of day. People are funny aren't they.
Anyway keep on keeping on. I haven't done too much but I do have a couple of investors and a couple of Real Estate Agents that I have found now all I have to find a deal and see what happens.

Welcome to the DG family. It's great that you have started your journal and have found an agent already. Take the time to learn your market area, your real estate agent can help you with that. Have them pull the comps for the area for the last 6 months and study them . Especially the homes that have sold and see what the average number of days they stay on the market and the prices they are selling for. Good luck in your new adventure in real estate.

It sounds like you are off to a great start! Dean's books are packed with a tremendous amount of tips, techniques and strategies. I often reread them to get the tidbits I may have missed the first couple times through. Congratulations for starting your journal it is a great way to keep yourself accountable and share your insight and knowledge with other DG Members. The DG website is packed with information and inspiration.
You may want to consider joining a local real estate investment club to network with other investors if there happens to be one in your area. If not get a few investors together and consider starting a group. This is a great way to learn, build a buyer’s list and maybe even find a partner for a few deals.
