> Today was my driving day and I was so amazed at the number of vacant homes just in a 3 mile radius of my residence. I found 16! Can you believe it! It was easy too. I got out and talked to the neighbors wanting to find out about the homes and the previous owners. The people were so nice and willing to "give up" the information.

QUESTION: What would be the most thorough place to look for ownership information on the internet?

You need to find out who own's the house. Many of those homes could be bank owned homes that are just sitting because the bank is waiting to list them with a realtor. If a person is still on the deed then they own the home and you can contact them to see if they want to sell.

What areas of the city have you found these properties?
It sounds like you might have some good leads on those vacant homes. After checking with your county assessor as discussed above, another option could be your county treasurer to see where the tax bills are going or who may be paying them.
Another idea is to check with the post office to see if there is any forward address on file for the mail as well. Good luck with this potential deal. Believe and Achieve!

I found my last deal by cruising through neighborhoods. I'd do it religiously every weekend with my kids. Then I'd go home and look them up on the assessor's website. Call or write them if they were receiving the tax bill at another address. The more you farm the more deals are in your funnel. ;D

> 2-23-2010: Today I called on 16 homes that I located in my area and of those 16, four have been sold. I am waiting for return phone calls on the other 12. I am really excited about this step because I have made phone calls, driven around, and doing my due diligence on the properties (i.e., calculating my FMV), none of these may not be the "deal", but if I can keep up the pace, I'm going to soon find that first one.

I've noticed the same in my area in LA. Which part of town are you located in? There are so many houses (and multifamilies) around me that either have For Sale, Bank Owned, or For Rent signs and many that are rapidly approaching the description of "ugly house". I'm also signed up on a foreclosure site and just in my area alone (and it's a nice area) there are over 3,000 houses that have received a Notice of Default and hundreds more that are actually in foreclosure. The nice thing is that the site gives me the owners name and address (as well as the lender's), so when it comes to a house with a NOD I don't have to go anywhere else to find the owner info.

Try netronline.com Or do a reverse address lookup on whitepages.com and see if the owner's name pops up. Also look for relatives that might have lived in the house. Then you can go to zabasearch.com and look for more information. If you see the person's name in a nearby town with a phone number, try that number. Most people move witin a 30 mile radius of their original home. Good luck...

I've come across 2 condos that I know are vacant and have already obtained the owners info. My question is, what is the best way to contact them. I was planning on just making a call to them and asking what their intentions were with the property.
