Have 3 potentials: 1)an out of state owner of a 2/1 FSBO in the neighborhood I just moved to in Fort Lauderdale that has been on the market for over a year, according to her lawn guy. Very reasonable, below FMV for the area. Exterior appears in very good shape, have not looked inside. First contact w/owner yesterday, will follow up Mon.
2) Abandoned 3/2 due to some kind of tragedy that happened in the house (neighbors rumors: a murder). The owner was not murdered but a relative was, caused the owner to walk away from the house. Cannot find specific contact info about owner, but may have found a link. Outside of house a little rough. Well below market value for the area.
3) A friend told a friend about another friends house going into pre-foreclosure. Going to get info on that asap.
Need help to keep focused, a couple of long term challenges.
Anybody in n. Miami-Dade County, s. Broward area I can
contact, join in endeavors, encourage be encouraged by? I really want to do REI. My son turns 18 in April & the job market for him is terrible, though he will be going to college for firefighting related courses.
I want to build REI for him to have a fall back & to work with me.

Congratulations for starting your journal and taking action. 2010 is a new year and a fresh start. Try to focus on the future and learn from the past. You may want to consider joining a local real estate investment club to network with other investors. This is a great way to learn, build a buyer’s list and maybe even find a partner for a few deals. Try to do a little each day to get you closer to your goals and dreams. There are tremendous opportunities in Florida and you can do it. Good luck with real estate investing. Thank you, Joe, for the advice & reading my post in the first place. I am going to a meeting with one of the bigger & older REI clubs in the Fort Lauderdale area on Feb. 3rd.
