11:30 AM Meeting my realtor friend for Lunch at Copelands and it must be my lucky day. She is bringing her partner along who just happens to be a broker.

Saturday 4:00 PM New tenants (recently acquired & rehabbed REO property for $10K + $6K all cash in repairs) signing lease contract and bringing the deposit. Do the math: monthly rental $600 - taxes & insurances $150 = $450 * 12 = $5,400 per annum.

It is working for me. I just need to crank this up a bit further.

Today, signed the lease agreements and collected the deposit. Looked at some additional properties and will be contacting owner.

Tommorrow after service, another area to be investigated and to drop of equipment at second property.

Today viewed 11 properties and sent 7 letters to owners. All of the properties are vacant. One duplex (2/1), one 8 plex (1/1) and 5 SF (3/2).
Lets see what we can negotiate on these deals. These will be for rental purposes with a possible sale at a later date.

Kimberly accepted offer to provide leads in exchange for an equity slice. She also provided a GC who is willing to tackle rehabs for an equity slice. Still need to negotiate with him.

Just received an offer from a buyer to buy one of our REO's that we purchased a few months ago. Buyer is willing to buy the property as is as long as we hold the note.

Met with title agent this afternoon and he is willing to do a lot of additional researches and also take place on an advisary board. This brings the # of people on the advisary board to 3. Just looking for a tax strategist.

Almost end of year and way past my bedtime. Buyer backed out of deal. Not a problem. Met with Realtor, Mortgage Broker, General contractor and 4 of my partners.

On the advice of the experts we will be forming a new holding corporation and replacing our personal interests in the LLC's with that of the holding corporation. This will allow us to leverage our assets in the LLC's to borrow additional capital. BP has to be made to fit our strategies as Dean described. One for each of the 4 market cycles.

Next meeting for the formation of the holding corporation is in the first week of next year.

I have also viewed a number of additional properties (3 REO and 5 MLS) and made two offers on REO. Waiting for Fannie Mae to either accept or counter.

Been busy helping Danica get her first deal together. She is as happy as a clam and so am I. Great to be working with someone who is doing her first deal. Closing is planned for teh 15th.

I'll have to get her to join the DG family.

Oh yes, tomorrow an eviction process. No seriously. Not the kind you are thinking of but a bunch of squirrels.

Tenants called that squirrels are in the attic. Must be this cold weather. Well I have moth balls (there must be some angry moths flying around) and some lathe as a quick fix to route them and then to cover the gable vent.

Made a few offers that were turned down. Some more to come tomorrow.
