I have determined that my focus will be assignments and I am focusing in both the Nashville and Memphis areas. I currently live in Nashville but am from Memphis. I know the Memphis area really well and am learning very quickly which areas in Nashville are good areas to invest.
My goals for the month of October:
1. Assign 1 property by 10/31
2. Qualify an agent and start the 25:1 method.
a. Craigslist ad
3. Build buyers list to at least 50.
a. call For Rent signs
b. call ads for rent in the newsppr
c. check Craigslist ads (We buy Houses)
4. Learn how to do a Title Search
a. look up info on DG Site
b. Google it
5. Contact 5 Law Firms to get on thier mailing list for:
a. Divorce properties
b. Foreclosures
c. Probate properties
6. Overcome fear of the Unkown and make offers!
a. Research the property
b. Research the area
i. Rental rates
ii. Zoning changes
iii. New developments, etc.
iv. Comps
c. TAKE THE PLUNGE AND MAKE AN OFFER
THEY ONLY HAVE TWO OPTIONS--TAKE IT OR LEAVE IT
Like Dean says I have to take action.
Action will lead to at least a measure of success but inaction will always lead to failure.

Thanks so much for posting to my journal. I just took a look at your journal and...WOW! You are definitely an inspiration. I think its great that you give as much as you get as for as support and other take aways.
The closer I get to actually making something happen it seems scarier and scarier, but with all of this support and plethora of resources, I am just going to (make sure I have my exit clauses
) close my eyes and leap!

The other day I called a seller in Memphis about a property that was listed for 50% of FMV. Cost of repairs may be around 5k-8k. Rentals in the area are 950-1050 and has no city taxes. Really nice area. Today, I received a call from the seller in Memphis saying that he was ready to proceed with an offer.
I need to complete my offer formula before I am ready to proceed--I am scared!!!!
Okay...I plan to call him in the morning with my offer and see whether or not its accepted.
Are verbal offers ok or is it more professional to just send the contract with the offer on it?
Anyway I am leaping.
I have an interested buyer from Cali for the Memphis prop already---awesome!
Our local DG REI group met today and we went over offer formulas and exchanged info over who had cash buyers. I am really happy to have a local group, we definitely are helping each other out and are having small successes constantly. Its awesome!
Tomorrow is Saturday and I should rest like most people do on the weekend, but I just love REI so much that it doesnt feel like work! I will be probably looking for props.

. That means I have committed it to print and there is no turning back. No reason for failure, no excuse for failure and no room for failure!!!

Keep the faith and keep up the good work. One key is do a little each day to move you closer to your goals. Real estate can take time, but each day as you learn a little more about real estate, the fear will be replaced by knowledge. Knowledge is power.
