I received a long list of distressed properties from another state. I'd love to invest in these but don't know how as a newbie. The list was free, and from the mls database as it was sent by a realtor couple. What's my options? As some of you may know, my interest is in assigning and lease options. Thank you for your advice. Takeya

You can try and find investors in another state. Since you don't have money to invest yourself, getting investors would be your best bet. Call me if you need help, you have my number. I will try and help if I can.
Also, I posted the Bird-Dog agreement that I promised you, you can just download it.

I'm aware of some investors for that state. So, once I contact them, what would be next for me? Thanks.

You will have to match them up with the property they are interested in. Each investor has his/her own requirement.

It sounds like you have had some good ideas already and may have even found a buyer. You may also want to try to contact local investment clubs in that area and make some new contacts. You could also consider listing ads on Craigslist to see the level of interest. A final thought maybe to contact some of the top real estate agents in that part of Florida where the distressed proeprties are located and see if they have a short list of investors in that area. I hope this helps. Good luck with these potential deals. Believe and Achieve! - Joe

thanks so much for the advice. I'm on it! So, once I contact a realtor who doesn't mind working with me, what contract would I use to lock in the % the agent would earn in showing the properties to the investors? I asked Yuri this question (sry) but I need further clarity.
Although these listings came from realtors themselves, why is it that I can't work with them? Or can I? If I can, wouldn't that be better for me? Or not?
Any other tips would be greatly appreciated. Thanks guys.
