Okay. Here's a property I'm interested in :

My fear keeps arising but I'm gonna do it tomorrow. So, I should get my list of questions from BARM and just do it. Or should I simply speak with the owner and let it just flow, lol. Oh...

So far zillow.com has it for $371,500. I'm going to check a few other comparisons.

Homegain.com has it for : $467,610 - $548,933

Cyberhome.com has it for : $250,470

So, with homegain.com being such a significant difference, should I still get the average on all 3?

How long has it been on the market,If you have no buyer's yet you may want to go with an Option to Purchase Contract.This should give you enough time to find a buyer and get the deal closed.As far as talking with the owner,just let it flow an feel comfortable with it.you don't want to sound rehearsted like a script,go for it.good luck,keep us posted.

PS The property sounds like a winner!

So you're suggesting option to purchase or assigning? Hmm, I've been so focused on assigning, I forgot the steps towards the other, lol. I'm not sure how long it's been on the market BUT it was updated on fsbo.com over 4 months ago, so at least 4 months. Thanks so much for the encouragement.

Sounds like a great opportunity! I would first try to get a little more accurate comp on the property. Just to make sure the numbers work for all parties. Pursue building the buyers list. Keep in mind the longer it sits the better negoitiating level you have. Keep the faith..........Lubertha

I contacted a few owners today and I'm awaiting a response on each. I'm also working on my buyers list. I've placed 3 ads recently so again, I'm waiting to see how they work out.

Go For It!!

I would go for it! The worst thing that can happen is someone would tell you no! And even if that happens you'll see its not that bad- and I think that if thats the answer you get then its not worth it for that property becuase if the seller can't see that what you are offering them is a win-win for every one or how incrediable the oppurtunity is that you are offering them, then maybe thats not the kinda seller you want to work with... Just a thought-- Hope all goes great for ya!!

Yes, I will...

along with the other two I have an eye on. Once I get to the tax assessor, I'm sure it'll be easier there after, because I'll have some better figures in mind.

I'd really like an agent to work with. I'm placing ads and trying to seek them out, but not too many responses. I'll continue waiting.

But, I recently learned that assignments aren't permittable here in NYC. So, I'm going to birddog for a finders fee. That's the alternative.
