Today was the first contact I had with Real Estate Agents. The first agent I talked to said there is no-way I can do an assignment of contract, and who ever told me that knows nothing about real estate. He told me Deans program is a scam and I should not have anything to do with investing. He got me second guessing myself. With the next Agent I talked to told me that she does assignment of contracts all the time and don't listen to the first agent, we had a good conversation about real estate. Another thing the first agent told me if I stayed with investing never use his company at all.
I have 3 more interviews on Thursday. I hope they go better.
I confused and still very interested in this business.
I went and saw a couple more REO'S today and they need to much work to flip. So I will keep looking

today has been a very full and eventful day, starting off with Deans Birthday (I can't wait for Deans blog on Monday)My real estate agent showed me 12 of 25 properties over the last 4 days, I made 5 offers then she tells me she will not put in low ball offers as she "doesn't want to **** off the other agents" my car broke down and I lost my good pen, but I look on the bright side it does not even come close to what god did for our sins. this weekend I will re-study what I taught in the success academy, watch the edge program and review my notes, and if time permits will read a few chapter from profit from Real Estate. On Monday start looking for another team mate because I can not be successful without a great team in place.

I have looked at many short sales and reo's. I have seen alot of of houses I want but, it has not happened. I want it too there is something holding me back I don't know what it is. I have looked at over 25 properties. I really need private moneys I have talked to it really hurts getting a hard money loan.
When I first started I was scared. Alot of people say you should not invest in your own neighborhood, all I can say to that is I feel you should invest in your backyard, you know that area best, such as crime rate in certain areas, good or bad area to invest in, your costs in certain area, whats best for you to look into, either REO'S, Short Sales, Probates, pre-foreclosure, birdogging, wholesaling, buying tax leins, buying notes, Defaults ect.... something I have found out is on short sales, to use a promisary note at first with a subject to note, say something like this "subject to the acceptance of my offer, i will then put cash of $______________ into an escrow account. Also I have found out that you can use your earnest money that has been put into an escrow account, that earnest money can be use for all of your offers no matter what type of purchase. Getting a team put together is so important, it may take some time but its worth it.
If you have any more questions if you have not already Join Deans success academy it is so worth the investment....the academy will be paid back to you with your first deal, I can't stress it enough, join Deans academy please. I also suggest you get into a REI group and join facebook,theres so many support groups on there and the facebook member are so helpful you can make many contacts on there.

I joined about 2 years ago it will be three in may, I have tryed to put many deals together from commercial to SFR, REO tapes, multifamly, storage facility, hotels, motels but everything had 1 thing in comman, MONEY!!!! I have put homes under contract with 500.00 to 1000.00 but i have not been able to close on ANY deal, it is hard without earnest money, I am sure things would be so different right now if earnest money was not a problem.
I want again mastermind with all of you and stop trying to do all aspects of Real Estate and focus on one area, I need all of your help. i was a member of the success academy but I thought i new it all, was I wrong or what!!!
The members of this site are totally awesome and you all know things to do correct or have the right questions to ask...I know comming back to this site will make me a better real estate investor.

I joined in 2009 but haven't joined Success Academy and delayed in my progress big time. I joined when I lost my job. I've started a journal and was very interested in your progress. Must admit coming to reading journals late and start at the beginning but skip sometimes to the end. It must be frustrating at times but look how far you've come. I appreciate what you went through as I am scared. I'm scheduled to go to an REI meeting 3/8 after long drive and back to Boston, but I know I must take steps.
