Ok so where do I start with my first entry? Let's rewind it and tell you how I started. I started about 3 months ago by picking up the phone and ordering "Profit From Real Estate Right Now" by Graziosi. I used to be up late at night because my old job used to be an all night shift. It was a warehouse job that was very physically demanding and the people there were very negative. On my days of, I was so tired that most of my time I spent laying on my couch tired all night. I kept saying to myself that I had to do something big because I hated this life. I thought about going to college but that would require a lot of money, time, and perhaps disappointment if I didn't like the career I chose. Then I saw Dean's infomercial and you can't help but to be moved by his speech.
I read his book and got hooked on the info and how easy it sounded. Of course now I know it is not that easy , but he tries to put it in simple terms so you go out there and "do it". I have some money saved up so I decided to also order his coaching program. They been very encouraging and I love the fact that you can call them anytime. I even had my wife into real estate but now she takes a back seat so she can be a house wife.
I was so sick of my job because I didn't have the right state of mind while working there. I decided to quit and try to do work everyday to get me a deal. I have some money saved up for my bills and I thought I could money from a friend. It has been a month since I did that and no deal yet. I am stating to run out of money and just hoping I can collect unemployment or borrow money. I do realized that quiting my job was not that very smart but I don't regret it because I have peace of mind now.
It has been a month since I quit my job and no deal in sight. I do believe that I am making progress and I now have a realtor to work with. His name is Mark and has many years experience and also works with investors. I signed a 1 year contract with him yesterday and although I am not too thrilled about working with him exclusively, no other agent gave me a chance and this guy is very knowledgeable. We just met at an awkward time because he leaves on vacation for 2 weeks on 5/18/09. We have some properties targeted but I will have to wait until he comes back to make offers.
Other things that I have done so far are... I have a business name, business phone line and business cards. I have a buyers list that I hope are real players and I can assign properties to them . I just finished creating a "foreclosure flyer" that I will run around today and post at many locations. I also tried running adds on craigslist but so far that has netted no results.
Well I hope my first entry into my journal , doesn't bore no one and if it does then you don't have to read again .. ha ha! I will end it here and post tomorrow. Thanks for reading .

Failure is not an option... you keep doing until... until it happens. I've been working on this for 5 months and I have no intention of quitting. The learning curve is a little harder for us with this market ( I wish I would have done this a year ago, so that I had CASH on hand), but doable! You have to keep turning the combination until you find the right code. I've come close so many times, I can taste victory! You will too!

Ok so maybe I can write an entry everyday but I will try to do it every other day. I think the realtor I am working with is great. We went to see 5 homes that all had potential and were listed way below market value. I must admit that I am not a handyman so I was a bit scared walking through the properties with my inspection sheet. He pointed out flaws to me and he really didn't make me uncomfortable. I plan on reading some home improvement books to get better at understanding homes. I came up with some estimates on repairs and game him some offers that were some where 40-50% of market value. They were all rejected but the offers they were looking at where not much higher then mine. We had one that asked for a letter of intent and they may consider us. I have to research this type of letter and try it out. Unfortunately; my realtor just left to Europe on a 2 week vacation. I have to put our other offers on hold until then. We have about 10 other homes targeted, hopefully it will not be too late when he comes back.
Today , I didn't do real estate work because it was my wife's birthday. I needed a break so I spent time with my son and her and even went out to eat. Tomorrow is back to work and I plan on calling my buyers. My biggest fear is not having a buyer when I finally get an offer accepted. I want to ask them this question, "What type of deal/home would be impossible for you to turn down"?. That way, I know how is really interested in buying and exactly what they want. I should go to bed now because it's 1:30. Thanks for reading

Getting out and actually seeing houses and putting in bids is a step in the right direction Martin. keep it up and you will get an offer accepted soon.

As far as selling a home you get under contract,you can advertise it on CL - e-bay as well as to your buyers list. advertise it everywhere. There are many sites you can advertise for free.

I agree with richie...As long as you are out there doing it, it is def in the right direction...Much better than just studying and not getting out there...So good job...Things don't happen overnight unfortunately...And as for not having a buyer lined up, don't worry about it...Craigslist and the other free sites are great...If you have a good enough deal, then investors will be interested when you advertise...So if you don't have someone lined up, its not gunna make you not get the deal done...so don't worry about that that much

The last 2 days, I been very disappointed with myself. Just when I thought that I was getting close to my first deal , my realtor left on vacation 2 days ago. Since then, I haven't done much work. I spent a bulk of that time on the phone with my cable company because my phone and internet where having issues. Yesrterday, I got into an argument with my business phone srevice provider ,Coaphonesolutions.com. They charged me a $45 installation fee but their website only states $15. The lady rep tried to say that the website says $45 but it clearly does not. I was about to drop them and switch to Ringcentral except for some minor detail. They are the only service like this that gives you unlimited time to record your greeting. This is important for this type of business because of something like the "foreclosure help line", which takes about 5 minutes to record. I don't know exactly what I am going to do about that but I will let you know.
The other part of me not doing much is unexcusable. Lately I been stressed out because I am out of money and not sure where money is going to come in. I am still hoping I can collect unemployment but that is up to my employer because I never went back after my vacation. Being stressed out makes me not have energy and a lot of times that makes it hard to concentrate. I don't sit on my couch and watch tv all day. Instead; I spend most of my day in the office but somehow my mind is always wondering and I end up my day with unproductive work. I think about going out there and putting up flyers but then I think how that requires money like gas money and even just paper. I have to get my finance taken care first so I can put more effort into my marketing.
The good news is that tomorrow I plan on leaving the house and going to my courthouse. I plan on attending sheriff's sales and maybe get some experience and some networking. I then may drive around a bit and try to put up some left over flyers that I have in the car. I have noticed that most of my flyers that I put , have been tored down. I hope it's other investors doing it because it's wrong if it's just people. I also noticed that a lot of business don't allow you to post , even Walmart doesn't have a bulletin board.
