I have been following your journal. My advice to you is don't quit your job just yet, If your quality of life is being taken advantage of then you should just look for another job. Keep in mind that as a REInvestor you have to have some sort of income when needing any type of financing. Have you finished Dean's New Book? One of his students I think the one in HI, says she wishes she didnt quit her job so soon after her first deal. Now shes having some regret. I hate to say this but on a positive note, When given Lemons, just make lemonaide out of it.
Today I vistited for the first time a Employment Agency, The rudest,youngest,bunch of you know what haters in my life. These girls were basically laughing at me out loud probably because of my age. Well I didnt let them get to me, and took these tests that I had passed with flying colors.
In closing Be and Stay Positive, Be thankful for everything you have today, and in the end you will achieve your financial dream.

So I was away for a while. I had my REA put in 27 offers on the REOs. Oddly enough, all got rejected. I was doing 50% below asking price. It is kind of disheartening (is that even a word), but not much else you can do. Back at it! Making more offers!!!

Hey everyone:
I have a very interesting news to share with anyone who will read this journal (assuming people read it at all). Well... Friday was my last at my job. I got laid off because I was "getting paid too much"... Go figure. It feels weird knowing that tomorrow is Monday and I get to stay home and not going to work. For the first time since I was 14, I am unemployed. I know that technically that leaves more time to spend with kids and learning more and acting more on real estate end. However, I do have a family and 2 kids. My last attempt to put 27 offers didnt get me anywhere. I paid good money for the Academy which I can't get back now and bunch of bills I can't pay. So, anyone got a good idea for me? I have at most a month to get back on track.

Why should you think no one reads your journal. Yuri, it is only you alone know how you feel right now. This is a time of reflection on what the next few months hold. New York cost of living is not cheap, therefore you might consider looking for another job, especially because of the children. When your real estate investing hits the road, things will change. Maybe you could google "Queen's Workforce." I was told that they find jobs for people, and there is a woman there by the name of Sally, maybe she could help. I just recently purchased Dean's books. I received them last Friday and already have finished reading BARM. I started on PFRERN this morning.
I am in a similar situation to you Yuri. I quit my job in February because the stress was having an adverse affect on my health and my life. My wife is not being supportive of me as she thinks this is a sham. Even though I have told her that if other people are doing this and being successful, I know that I can too. I have finally come to the realization that she will not believe it until I can make it happen.
All I can say Yuri is to keep your chin up. Every morning I wake up and when I look at the guy starting back at me in the mirror I see someone who is worthy of all of the great things that life has to offer. I say to myself every morning that I am Happy, I am Healthy and today I'm going to take another step forward.
Keep working the program because I'm sure that something will happen for you soon.
So I sent in a spreadsheet with 100 offers to my realtor to submit. I have a title company, a realtor, I even booked a negotiator for dealing with the banks today. All I am missing is the damn buyer's list. It's like one of those things you try maybe too hard to get. Oh well.. Guys at the academy gave me a good idea to follow, I will try it. Maybe it will work.

I haven't written here in a while, sort of been slacking off and having a side thing going on. Anyway, my 100 offers got rejected. And I can't get a hold of my realtor for some reason, she doesn't return my calls. Weird.
I spoke to a title company and they told me the proper way to handle assignments in PA so I don't get penalized. I also spoke with a mortgage broker who told me that she has few programs available if I have buyers, there is still a way to do 100% financing and she was way too excited to hear from me. I also found a relator who is not willing to do 100 offers at a time, but who has a huge list of investors... cash investors. So, I struck a deal with him that when I get a property and he helps me sell it, I will kick him something back. He is also selling one of my properties.
So.... The way I see it, I have everything in place. Now I just need a DAMN HOUSE to buy!!!
I think I will start looking for a new realtor and do more offers at 50% off. If anyone counters, then we can negotiate. Right?

I did something very good that made me very proud of myself. I actually got our local DG Family members to organize into an REI club. I have been trying to do that since I got on this site, but was taking more laid back approach. Then, I realized that I need to do what I do best -- organize people. For once, I used my skills for good. Now, what started with 6 on Wednesday, became 7 on Thursday and 8 today. We are growing!!! I am glad I did this, because now we can all help each other, we all have different expertise, approaches, thoughts. I say, why noone did this before, who knows!!!

I have not been on the site for a while. Have been busy with other things. But alot of things happened.
One: Saturday the 30th marked the official start of the ANSUN Innvestment Club, consisting of people from DG site and located in Brooklyn, Queens, Westchester, Connecticut!!! We had our first meeting on Saturday and I must say, I loved it!!! We were small in number (only 9), but I can tell that we have formed a great bond and we will do great things together.
Today, I found out that my offer for an E-Commerce Site was accepted, so I will be a business owner soon (assuming everything goes according to plan).
So things are moving slowly. But they are moving. Better to be in slow traffic then in a stand-still one, right?

I know traffic commuting to the Chicago loop everyday. and you are right if your going 5 miles an hour its better then the normal grid lock. The same is true about real estate investing and progress you make. As long as each day you are taking one step forward, look how far you get after 6 months, a year, etc. Good luck on the new business and your real estate investing. It is great to hear from you. I agree. Sometimes we can be too critical of ourselves and in return become discouraged! I realized the best way to solve this is to set goals, do what you can one day at a time. I find myself trying to do so many things at one time that sometimes nothing get's completed. Taking control and focusing. You know the old saying, "Accuracy Before Speed". I am at the point now where I have to make offers to continue my progression. Matt's 25:1 seems statistically logical, however I am concerned with making offers at -50% FMV without putting thousands down in earnest money deposits and looking serious with my offers. Go for it. Yes, I have made these types of offers and I think it can be a numbers game. The more offers you do, you only need 1 to come through. It can happen. I have learned that with the earnest money, I will only give a copy of the check. If the agent will not accept this, then look for another agent. Good luck with your deals. Believe and Achieve! - Joe

Have your agent submit verbal offers. If one gets accepted, he/she can always write it up. As far as earnerst money check, make one copy, give it to the agent and every time someone requires earnest money, he/she can just make a copy and fill in the info.
