Yesterday I posted a "We buy Houses" ad on craigslist, didn't get much of a response but I did get alot of telemarketers! LOL... Tomorrow I will try to find 5 FSBO and see what happens. Any advice on how to get preforclosure listing?

Here in WI they post "Legals" in the paper. It tells you when the property will go to auction, how much they owe, legal address etc. Not sure if they do the same in Florida...I should ask my sister, she live in St Petersburg.

Today I recieved a call from a that seen my ad on craigslist. He is upside down with his mortgage and wants to do a short sale. I took all his information but because I don't really know anything about that process, I called another investor to see if he might be interested. It turned out that the investor was really nice. He said he had alot on his plate but would walk me through the process and we would be like partners 50/50. He is going to fax me the docs. needed to get the process started. I'm so excited! I was also finally approved to take my RE exam, I schduled the exam for next week, I have been studying all night. I plan on making calls to a few FSBO'S I seen while driving and put up some more flyers in the morning.

Today I posted a few more ads on craigslist, and made a few calls to build my buyers list. The investor that I was working with on the short sale has been very busy, and the guy with the short sale found another investor to work with, but I will just keep posting and something else will come along.

Ok my last journal post was about a 1 year and a half ago... I just got caught up in life, but never lost faith in being successful in real estate investing. So I am back at it! I ordered tha SFL system and just got the Edge DVD'S in the mail! This is honestly the first time where I feel I have everything I need to be successful at this! Everything is so clear now! I have decided to focus on Carol Stenson and Greg Murphy technique and so far so good! Ready to hit the ground running! I have to get my first deal within 30 days.... Gotta pay Dean for the rest of the program lol! Where there is a will there is a way!

Today was all about hard/private money lending! I basically called craigslist ads and researched how to get a hard/private money loan. I found a 3 family home that I would like to purchase, rehab, and then live in 1 unit while renting out the others. The property needs work so I can not purchase it with a FHA/VA loan, so once the repairs are made I will refinance. Here are the numbers:
Property Location: New London, CT
Estimated ARV(totalview) $152,000
Purchase Price: 64,900
Estimated Cost of Repairs: $15,000
Total Amount Requested: $79,900
I found a private lender and I sent him the numbers, now he wants pictures of the property and recent appraisal. He asked me if I had any money to put into the venture and if I can pay a 15% interest rate on the 12 month loan. I told him I had no money down but could pay the interest rate. Is this good or bad? Not sure just awaiting his response... Any Advice?
Tomorrow I will focus mainly on marketing for buyers and sellers!
