I have always known that real estate was for me. I've made tentative attempts over the years to get into property back in the UK and things didn't happen, mainly due to a lack of any knowledge on the subject whatsoever!
After reading Rich Dad, Poor Dad with my daughter early last year, things started to become clearer. Then I mysteriously received an invite to a DG affiliate seminar late in 2012 and realised that I could actually do this. I chickened out in going to the 3 day workshop due to finances. From that moment on, I decided to read Dean's books first before I made another attempt. 2 months ago I found that I'd had a DVD gift in my possession which comprises of 3 of Dean's books for some time! Armed with this gift in July this year, (2 months ago) I started my real estate journey in earnest by reading the 30 Days book and jumping straight in as I read. I read Profit From Real Estate Now straight after. I am currently reading Be a Real Estate Millionaire as I work towards my dreams. I am on a mission to make my dreams come true. The sky is not the limit; there are no limits. There is no box.
Today was my first day of RE related appointments with the new car. What a difference! I met with 2 contractors, a new bird dogger (is that the correct term?),and a friend of a good friend who turned out to be a realtor. The meeting went well. There is a possibility of a property that the realtor needs to lock up before he reveals the info. We'll see.
My current situation is this, I have solid buyers but no homes (yet) to meet their price criteria (3 bed 2 bath starter homes).
I ask my REAs for properties meeting the criteria and I keep getting presented starter homes priced higher than that. There are homes for the price I want, but they aren't sending them my way. Recently I have been told about homes for sale for extremely large figures by neighbours. I am aware of at least 2 properties near to my home that are abandoned. Comps for the area are in the same price range.
One is facing foreclosure and I have been trying to get hold of one of the owners for some time. The other has been in the hands of a realtor and in ten years it has never been sold. The fact that these properties are in my neighbourhood is a good thing. Local investing is recommended in the DG books!
There aren't any starter homes where I live, I've been driving into the city for them. The city is about a 2 hour drive away. I live in serious rural land so it isn't a simple highway drive! I believe I can do something with the local properties. It would feel so good to help sell these homes that have been on the market for years.
I have the two areas (local and city) to work on.
I continue to check listings online, in the classifieds and locally. I also continue to hand out cards, leave cards on tables and pin some to bulletin boards wherever I go.
More enquiries keep coming in for my bird dog ad, (BIG thank you to Igwilo Properties, whose blog prompted me to get moving on that side of things!)
