Yesterday is gone <- Literally! and tomorrow never comes <- Aint here yet and probably wont so?

Forgot all about the livecast Dean put on yesterday so luckily his crew threw the replay up and i finally watched it just earlier...Got me motivated to find some new leads and i have through CL and Matts CL Sorting trick!...waiting on them to reply and now trying to find all my OLD buyers and see if there still interested and trying to find NEW buyers at the same time!...HEHE

Did think to google search "I Buy Houses (My city)" and nothing came up except a realtor which i will contact here after while once i find me some buyers here or at least get ads going for new buyers!

Geez i have been slacking on posting here havent I?

did find out the BO property i may have to pass on but there is a better one coming and the partner is already going to talk to the lenders and get them in comtact with me...Anyone have any suggestions or anything on how to speak to them and not stutter and forget all the time?....Nerves mainly i think...i do know to never use the "I" but use the "You" in most if not all what i say....mainly whats in it for them and not me!

Any and all help would be appreciated!

oh i will learn when i get in contact with them what they are "Looking For" as in the numbers to lend on....so i dont waste time and waste theres or not get enough of the info they want....

Ok i think im doing better this go around?...

1. I found a program some may have heard of and others havent but there is three versions of it
one for Private Lenders NOW
two For Cash Buyers NOW
three for Motivated sellers now!

I even think dean knows the guy but the guys name is Kent Clothier or something?...

well i won a free copy of the Lenders now web url and working on getting lenders together for local and for "SOON TO BE LOCAL" stuff!

Anyone know what works and doesnt work when talking to these people?...

But things have gotten hectic here in town and just doing what i can so far...need to get my butt in gear a bit more

USA Holiday weekend off to a good start!

1. Found a guy through a friend of mine that will and has approved the funding for the BO project!

2. The only downside is i have to wait about a week to see if guy number one falls through or not for i am 2nd in line as of now for it.

3. Am having to look for a place to move to on a short term basis being where i live has rules and regulations that the only way around is to relocate out of here!

4. I will need team members and or partners for the North Carolina area really soon for if the BO project doesnt come through then the guy will lend for another project that came to me...i know nothing on yet until tomorrow when the guy is suppose to call but i wont be around at all...so i left a message with him letting him know...

5. I want to hear thoughts from other DG'rs here on what they think?...

Not sure if anyone else has already thought of it but i havent seen it on here yet but...

I think i figured out a way to bring in more and better buyers in to me?...
but i think as well that the best time to do it is during thursday afternoon through the weekend until tuesday morning...

So what im going to do is get the material needed here probably tomorrow or wendsday and try?...I THINK IT WILL WORK!...Ill report back to you guys here later after the weekend on the project!

ok that thing i was going to try never did do...One i need a couple bucks to get the materials and dont have a penny so that has to be put on hold...but will try it sometime?...

BO project sold already out from under me

Got a lender that has 100% approved the funding for another project but...
I need to find 3k for his up front fee he is charging...

my seller thinks he is a scam for wanting alot of personal bank info ...but i have no other choice but to try...cause if he is legit...i will be bringing him more business rather quickly?

Anyone want to partner with me that either is or has contacts to either Attorneys or lenders or agents, or anybody else in Charlotte area North Carolina?

Am needing 3k for this fee and will be sticking it in escrow to protect it till i get the funds for the project but if this works out i can pay 50% interest on the 3k loan if anyone wants to invest a bit of money without lifting a finger?

But paying for these things up front is not the way to go. I think your friend is right! Just stick to the simple but sure program. The Internet gurus are also a dime a dozen! They try to make you feel stupid for not getting in on their program, after all they pay you. Problem is that they never buy any of your deals submitted, at least that is what I read on bigger pockets!

Sean - what exactly is the upfront fee of $3k you mentioned in your above post? You also mentioned the lender will 100% fund the project. Is this the same project of $3M you stated in a separate post?

I would agree with Tammy, a lender that will fund a project of $3M fully, with no downpayment from you, for only a $3k upfront fee seems fishy, in my opinion at least.

Have you meant the lender in person?
