I bought Dean's book "Be a real estate millionaire on 11/1/2010.I read the whole book and knew that i could do this,but i was so scared.I joined my local real estate group about a year later.I went to Dean's weekend boot camp after another six months.I read all of the books and went to my meetings every month,but did not contribute,just listened.I have always been the shy type and found it so hard to get to these meetings early and to stay afterward to network.Around the end of 2012,i was at a meeting and i met two really great guys,one who is a seasoned investor and owns his own real estate company.He does all of his own rehabs,actually does the work himself.And the second guy was a newbie like myself.His name is Clive and he is a pastor and has turned out to be a great friend.About this time,i was on Linked In and met someone who owned a company that has foreclosures all over the country and when i asked if he had any in Maryland,he told me that they had an office near where i live and he would put me in touch with his partner.When i met his partner,we hit it off really well and i told him that although i had not sold anything yet,i would do my best to make it work.I teamed up with Clive and we sold our first house,a 15 bedroom historical property and we made 18k.My cut was 9k.I was so excited that i started to put ads out on Craigslist and they were not even ghost ads.Last weekend i showed an out of town investor a property and told him that my company could do the construction and place the tenant.Not only did we make 3k,we are making money from the rehab and the tenant placement!!!That housed closed in 7 days and we sold our third house yesterday while i was out fishing.
I just want to tell Dean that his thinking outside the box system really works.I have access to over 500 houses and have started recruiting other wholesalers to work with us.better to have 50% of the pie than no pie.My goal is to make 50k in the next three months.Is this possible?One can only dream.

Thanks for the encouragement.Since i last wrote on this blog,i have sold three more houses and even though i did not make a lot of money i feel like i am in the game.
I met with a real estate agent this morning and told him about the 25-1 program and he was very very excited to start working with me to achieve my goals.He says that to make us credible,we have to use his normal contract and for me to add an addendum stating what we are looking to do.I'm not exactly sure where to get this at the moment,but i will look through the site here and figure it out.
My agent has my whole list of over 1000 houses and he has been going to over 15 a day and picking out the best ones for my buyers.I recently got a cash buyer from Dubai who has already bought one property from me and wants to buy several more when he comes to the states next week.We have already picked out 7 or 8 houses from his criteria and hope he takes them all.We will not make a lot on each one but if he takes them all,we will do pretty good.
If anyone on the site can point me in the right direction on my contracts,i will be most appreciative.
Thanks for listening to my ramblings and i hope to reach my goal of making 50k by the end of the year.Thank you Dean for helping me step outside my comfort zone and helping me to have fun while i am making money.
