I had just completed my Boots on the Ground training this past weekend with Indiana-Joe and Adam Leffler (I apologize if the spelling is incorrect). Taking actions is my first step.
Actions: I have contacted 4 cash buyers and they are willing to work with me. Bird Dog/Assigning Contracts; they are willing to negotiate terms on those.
I found a property that is eye-catching a 4/2, listed at $95,000.00. I contacted the Realtor, and hoping that showing will be sometime this week.
Myself and my brothers are working on bandit signs to put up and craigslist ads for investors and motivated sellers have been posted. I appreciate any nuggets that I would get in helping me with my Real Estate Business. and yes, this would be my first deal ever in Real Estate.

Day 2

Aloha,
today was a very disappointing day for me. I guess its a check point for me to motivate myself to move forward. I need to replace my monthly income. So I will work harder and smarter and would appreciate all the nuggets I can get.

Actions:
The realtor contacted me on the 4/2 property already in escrow. Now moving forward to another property. However, the upside of things is a motivated buyer is standing by for the property. I am excited about this. I contacted my realtors and none of them have pocket listings. moving towards the next one. I am highly motivated, super dedicated investor.

Progress is in place.
I scheduled a showing with the Realtor for the showing of this 3/2 place in Ewa Beach. I am looking to making an offer Saturday and attend an open house on Sunday. Bring it! Freedom here I come!

Don't get to discouraged about deals that don't pan out so early in the process- it just means it was not the right deal at that time and keep moving forward. Easier said than done we know- its always exciting in the beginning and we want everything to work out.

Day 4

"ITS ALOHA FRIDAY."
Day 4 has come to an end. And it was a positive feedback so far. I found a group of Realtor that are willing to help with their pocket listing and spreading the word. Although I was hoping for a showing this weekend. However, the availability is Monday at 2pm local time. Its all good. In addition, we found more group of cash buyers who are hungry for properties. Now we just have to set up a system to put into place and then follow the system.
Thanks Melissa for the word of encouragement. I appreciate every nugget you give to help me build my Real Estate Business. I have been through tough times and tough times is hitting again with losing my job. But that will not discourage me to move forward. My journey is already getting excited with all the negative impacts around, and I am not letting that pull me back. Again I thank you for your word of encouragement.
Lets move forward and aim for the best.

Day 5

As we progress in our Brand New Real Estate Business!
We are stepping out of our comfort zone by making bandit signs and we are about to put it out on the street. My two brothers and my father are working on the bandit signs. We are set. Getting ready for the open house tomorrow to prospecting for investors.
Its a stepping stone for everyone to step out of their comfort zone to get up and running, reminds me of what one of the trainers mentioned at one of the event I attended. "Shut up, stop whining, and get a life." As harsh as it sounds, we took it as a wake up call. So here we come!
And tomorrow is Sunday. Happy Mothers Day to all the mothers in our DG family.

Day 6 part 1

It's getting interesting as people are sleeping at 3AM, I am posting my bandit signs of "we buy houses" on the other side of the island. I'm about to head to bed to go to church for "mother's day." Then get ready for an open house in Ewa beach. Hitting the sack! Awesome

Day 7; showing

Yesterday was my first showing at the property. Listed at $385,000.00. The ARV is $415,000. Now I am crunching my numbers. My maximum offer is at $230.000.00 Now lets see what the Realtor says. She is friendly though, and investor savvy, well that is a start!

Day 8

Today I finalized my offer to the Realtor. This would be my first official real estate transaction. ARV $415,000.00 Listed Price: $389,000.00 Repair: $100,000.00 My offer: $230,000.00 Was that too low? Any help would be greatly appreciated!

Day 9

Last night I submitted my offer to the property. Now in the waiting phase. However, I am not just going to sit around. I found another good property and called the listing agent and there were already 2 offers. I'm scheduled to go there tomorrow and the. Submit my offer.
The downside of today was that my Realtor called Insiders Cash to verify, And then told me she is going to refer her buyers to Insiders Cash. Came to find out, she is also a Buyer's Agent! Oh well! Lets move forward!


Day 10

Aloha, Its a beautiful Sunday in Hawaii nei!
A lot of open houses. Actions taken so far! I have created my own system so that I can follow. The system is more of a schedule. However, at times I still see myself running around like a chicken without a head. The good part, is that we have DG family here that motivates and inspired me to move forward. My schedule now starts on Friday evening.
Friday evening: Put up bandit signs
Saturday: Find properties: and then drive by to see them
Sunday: Church and open houses to meet new investors
Monday - Thursday: Schedule showing with realtor on different properties.

Action Plan Accomplished:
Seems like the first time we completed the BOG, we were working on finding buyers! However, I came to find out the challenging part is getting the seller to sell the property. Any thoughts or nuggets to help me out would be greatly appreciated.
My partner and brother, comes home with 2 or 3 names and numbers of investors daily. Our cash buyers list is growing. But finding a good deal on a motivated seller is challenging. However, that will not discourage me from achieving my goal of time and financial freedom.

Another tip I found is dont get stuck in one property. I made an offer of $230000.00 last week, and my partners were slacking to wait for the results from that property. Oh well. you gotta move forward.

Day 11 has come to an end. I was contacted by my Realtor that we did not receive a word from the listing agent regarding my offer. So I guess that is a no! However, I found more properties that I am going to shoot some offers to. We had our inner circle planned out. And we are looking forward to meet with our coach this afternoon. Let the ball rolling.
