Kellifornia Properties and Beyond

Thank you to Dean and EVERYONE who contributed to the April Buying Summit - we so enjoyed it and it was just what we needed. We have been flipping in Sacramento and have hit a little road block with hedge funds paying 20% more at the trustee sales( where we pick up most our properties)then what we would sell the properties for, and have been trying to re-adjust and re-direct our business. Thanks Dean for taking the time to meet and sign and give us your book - read and re-read. Our goal is set. We are now have 25 bandit signs going up this week, marketing our latest flip which will be ready next week, closing on a REO and trying to negotiate with the State of California to give a seller a partial release so we can close on a deal with the seller before his house goes to foreclosure on Friday, writing offers and submitting online ads. We have also reached out to several people we met at the Summit........I think there was a mention of momentum............gotta go

One under contract, 3 being worked on

Our lastest flip, purchased from Freddie was on the market for 2 weeks and we have received an over asking price offer, close in 30 days.
Working on the "umbrellas house" nicknamed for the four umbrellas that were in place of a roof ( roof asked if he could post the picture to Roofers Monthly!) Roof and dryrot done, working on interior rehab.
Working on a mid-century quick flip bought at trustee sale will be on the market in a week and expect dozens of offers.
And then onto a nice over 55 community house which is in need of a little freshing up. Purchased from Fannie and required to hold for 60 days.
And always writing offers and looking for more deals.
