When going down to my local courthouse, what should I be looking for when going through the latest probate leads. I know to look for the owner, their address and so forth, but the addresses are all over my city. Should I only look at addresses in my farm area, what if a spouse or child has the same address, do I still market to them? I would like any input as to what criteria other investors follow when pulling leads at the courthouse. Thanks!

I would start in your area. Look for the files that contain real estate, it's usually on the document that says summary administration, sometimes they will have more than one property that they own, look to see who the personal representative of an estate or executor. Make sure and write a letter directly to the personal rep or executor, I personally have never sent it to a surviving spouse, but if the child lives in the property and there are more beneficiaries, there's a good chance they might sell.

I search for the 'notice to creditors' and contact the attorneys. They usually have a good idea what is going on and can connect you with the personal representative. Plus, networking with the attorneys may get you calls from them in the future when you let them know what you do and how you can help them close out probates.
