Hi, my name is Leon J. and I'm interested in forming a study group to help me get past my sticking blocks as well as help others achieve the same.
The focus of the group will be Real Estate 101 based strictly on Dean's book "30 Days to Real Estate Cash." This book is required so if you want to join the discussion sessions you must have this book and you must do the weekly assignments.
Assignments? Yes, assignments. You must commit and do the work, else you can continue doing what you're doing and achieve what you're achieving.
The group will meet at least once a week to ask questions. Each person will be given a specific amount of time to sound off and post their concerns. The group as a whole will brain storm and see if we can come up with possible solutions.
Why am I doing this? They say that when you teach and become actively involved, you become a more learned person and evolve in general. I don't know all the answers but I do know that the DG family will activiely participate and provide guidance whenever we are stumped with an obstacle.
I plan on conducting the first webinar in a week from today, September 23, 2012. The webinars will be online so you must have internet connections and come prepared to participate. Written agendas will be prepared and emailed to active participants.

Sorry for the delay.
My father's passing and the lack of transportation during the past five weeks has delayed my real estate venture.
As of today, my car is running again (after replacing the engine) and I will visit my father's burial site tomorrow for the first time.
So alot has happened and I will be back whole heartedly starting Monday.

So many of you expressed interest in the study group and due to unforeseen circumstances I was not able to start ... until now.
What I need are 10 or so volunteers to test if we can use Google video as a platform to conduct our Study Group. You must have access to a video cam on your PC and you must create a free google account to use for these conferences.

Just verified my account on Google and YouTube so those who don't have a video cam or can't get in on the video chats, YouTube and Google allow the chats to be recorded and shown on YouTube. Nice!!!!

If you missed yesterday's chat session, not to worry. We tested the Google Video chat platform and found it to be suitable for our needs. Not only does it allow live video chat, it also uploads the video to YouTube for posting.
The only catch is that I plan to keep the videos restricted to DG Study Group memebers only. To become a member, create a gmail account and PM you email address along with your name and state where you live.
The Chat will be conducted every Sunday between 3 - 4PM EST (we will vote on this during the next chat session) so that we can prep and plan for the upcoming week. Post questions on the DG site as well as in this forum.
Later this week, we will post specific instructions on how to join a chat session and the agenda for the next meeting.

Our meeting last Sunday was very good. Leon was very knowledgable and offer good advice. It's important to read the book as well as take action. Leon stated we have to focus on:
1) 3 strategies to find buyers (ie. bandit signs, newspaper, Craigslist, Rent signs)
2) Call 5 realtors - have them send you listings, most important find out their mindset
3) Research growth in the area (ie. Jobs, housing, etc)
*The action I took this week was the following:
-went to Tax Lien Auction
-called & spoke to several realtors
-handed out business cards
-research landlords online
**The most important thing is getting started, taking action. The second most important thing is building a buyers list.*
Pls post what you have done & results you received. I'm looking forward to all of us being very successful & helping people out of a stressful situation.

Unfortunately, we did not have our meeting this week. Due to know one was available when Leon sent invite. Myself and Rose was waiting, but Leon had some priorities and came on a little late. But, Leon has made himself available to me when I encounter a challenge this week. Needless to say, he guided me back on the right track. So, I stress to you build your buyers list and don't get emotionally attach to a house.
*The Action I took this week was the following:
-Placed ghost ads- craiglist, etc
-Looked up for rent ads on craiglist
-Called landlords- from rent ads
-Emailed Investors- from craiglist
-Worked with realtors- getting the list of sold cash deals within last 90 days
-Read book-30 days to RE cash (re-reading)
