OfflineFinally, it's here... after 2 years of doing whole bunch of research and reading and watching videos and spending a lot of money on training and being scared and things like that I decided to take action and DO IT finally, (well, i'm still scared lol). This is so nerve-wrecking stepping out of your comfort zone! Decided to start this Journal to let you guys know where I'm at and what i'm struggling with, so hopefully i'll get some help and encouragement. Here's where I'm at. First I tried to follow Matt's advise on how to find a Real estate agent. So what I did was I sent emails to all keller williams and remax realtors with a letter that is shown in the Dean's book. Got some responses from them, So I called them to do initial interview, but unfortunately wasn't able to find a rock star agent. Or when I thought I did find the right person, they wouldn't do what I need them to do.
This is probably silly but i'm scared working with investor friendly agents that did a lot of flips and still do them and know all the ins and outs, and it makes me feel that they would rather work with experienced investors instead of me. I'm so afraid to even talk to those guys. A lot of them say that they won't do wholesale deals, saying it's a waste of their time. Should I even say that I have no clue what I'm doing and have never done it before and offer the 25:1 strategy and other things? But anyway, I know I gotta find an agent that would pull comps for me, submit offers and things like that.
So I wanted to use Bandit signs to find leads instead of using a realtor, since I haven't had any luck with them yet. So I bought 100 yellow corrugated 18x24 signs, and I put "WE BUY HOUSES Any condition xxx-xxx-xxxx on them and some "I Pay Cash for Houses Any Condition xxx-xxx-xxxx". handwritten. And I put up 30 signs last night. My first time doing that 
Some signs I put by big grocery stores, like Fred Meyer, Safeway, etc. and some on big streets with a traffic. But when I was coming home form work, I decided to check and see if the signs are still there, and only 12 signs were still there. Well, that's disappointing... Is this normal??? Does anybody know if police taking them down or someone else? Well I know that it's "illegal" to put bandit signs here but There is another guy in the area that uses pre-printed signs and he has them all over the town and his signs have been sitting there for a few months now. I just thought it was weird. i'll try to put my signs right next to his and see what happens.
I called the Success Academy right a way, and I was told that some people had more success placing the signs on Friday night leaving them over the weekend. I'll try that this friday, and see how it goes.
Also you guys are all saying that you get the phone calls pretty much the next day on bandit signs, well not me. I guess I expected too much. lol
I'm make about 20 more signs tonight and tomorrow night i'll post them again and see if I get any phone calls, cuz i haven't had any.

Ok, I had 2 different sellers finally called me from my bandit signs, one of them called me twice and left a voicemail, well that's exciting. lol Couldn't answer the phone though, I was at work, I'm going to call both of them right now and see where it goes.
I applaud you for taking action.Just keep up the good work and the checks and or cash will come rolling in.
I called those people and one of them is a no-go. the other didn't answer, i'll call again. But I thought it was very weird that I posted 30 signs on wednesday night and there's only 10 left. I'll post again tonight, and hopefully i'll have more left over the weekend.
Finally getting some calls from the bandit signs. I get some solicitation calls from vendors offering their services, but I got 4 calls from people wanting to sell their homes. And I listened to their story, like Dean says, and i'll be looking at 3 of them this friday, not sure if any of them would work out for me, but will see where it goes. I'm excited.
Ofcourse alot of my bandit signs were taken down, but oh well... I'll be putting more signs this friday night again.
well, I put over 50 bandit signs now, 25 first time and 25 second time on friday night, and most of them were taken down, and I only got a few phone calls, and the houses that I saw from the phone calls are a NO DEAL for me, seller is not motivated at all but still wants to get top dollar for his trashed place. lol I'm putting around 25 signs tonight again.
I use yellow corrugated 18x24 signs and I write: WE BUY HOUSES ANY CONDITION XXX-XXX-XXXX.
kinda dissapointed that it's not really working out.
But...
I went to the real estate investment club yesterday and I met the CEO/Broker of the biggest Keller Williams office in town, and he promised me to hook me up with a few realtors in his office that know what they're doing. So that's a good thing.
