So i have been in contact with about 5 Agents/Realtors since last week. I first called the main offices & let them know i wanted buy/fix/sell propertys that i could profit 20k-30k. Things are coming along so far, im not sure if he's my ROCKSTAR AGENT, but he will do for now. Next step is to ask him wat area's & wat price range are selling the most along with CASH BUYERS from the last 90 days. Wat do you guys/gals think? Today i got back the following e-mail:

1. How long have you been in the business? I have had my real estate license since 1/2006 and I got my broker license in 2/2008. I started my own company in march 2008 and I have been in business ever since
2. Are you an Investor your self? No I am not an active investor at this time. I do deal with other investors and I am used to writing multiple offers per day
3. Have you ever successfully completed an FSBO assignment of contract deal? How did your client benefit from that transaction? I have not completed a FSBO transaction although I have put offers on FSBO properties in the past
4. Could u help put together a lease option deal if it presented itself? I could help you with this. My office is also right next to Homepointe Property Management and I do work with them from time to time.
5. Do you have experience in double closings? I have not dealt with dual agency if that is what you are referring too.
6. Are you willing to submit offers verbally/e-mail? Yes, I also use docusign to get contracts signed and submitted more efficiently
7. Are you willing to submit offers that may seem like low offers to Home Owners/Agents? Yes, I work with multiple investors and I am used to putting in lower offers
8. Are you willing to send property info regularly that only matches my criteria? Yes, I work with MLS on a daily basis.

when you talk to your agent ask for cash solds & I would ask about csah solds from 2011.I had my realtor send me cash solds the last 90 days & the recorders office had not recorded the transactions yet they said it could take a year.I had him pull cash solds from Jan.1st-Feb.28 he sent me about 75-100 addresses & then I had to find who the owner was @ the assessors web site,go to search property & it pulled up a window that alowed me to search by name,by address,by subdivision,by account # or by parcel # click on address that will pull a page up that shows all the info about that transaction you are looking for a different address for the buyer.Next you can search by name & it will show how many properties they own.I found 30 investers next you send a power letter to explain what you do go to

Thanks a lot, that letter will for sure save me time. I looked up my county assessors web site & saved it to my laptops Favorites. Yea that kinda makes sence for the time frame of buyers that will show up in the search. I just e-mailed him minutes ago. Ill wait to see wat he gets from that & then ill tell him to search from January or before then...

thats why we hang out & learn here on this site.another way you can find buyers is find a real estate auction comming up,2-3 days befor the sell & put out bandit signs cause there is only 1 invester with the winning bid.just think of all the other investers wanting properties.

how many did he send you now the work starts to find out if they only bought 1 or many
have you asked your realtor how he fell's about putting lots of offers well under asking price,thats a important question to ask soon.
I just skimed through it, 2mrw i will search for owners contact info from county site. If i cant find the power letter, ill just create my own. Im so glad to be getting positive results.
My only fear is contracts, ill have the RE Agent put in my contingency's for all offers, but Should i tell him im trying to wholesale & not buy?
