OfflineWell, a little late getting started, so a little backtracking is in order.
It started with my attendance at one of Dean's phenomenal Live Events that was held on February 16 in Greenville,SC. I was devastated when they informed us that there was so much more being offered that would catapult our new REI career, but at a price that I could, in no way, afford! I probably would've considered selling my soul to the devil at that point to be able to attend that 3-day workshop and be privy to all of the "nuggets" offered to the attendees! Heck, I probably still would!!
Thanks to Dean for giving out the disks with the Empowering Interviews, and of his best selling books on them for free just for attending!! I couldn't wait to get home and start reading/listening/learning. I didn't sleep for the next 2-3 days and used up 100 sheets of college-ruled notebook paper taking notes and making plans (my printer is currently OOO - out of order).
I started by modifying Matt's letter to potential Real Estate Agents since it seemed that was going to take the longest to achieve. Wrong! His suggestions worked and the first letter I emailed got a response immediately from an agent only too happy to learn whatever is was she may not know that I did and vice-versa! uh-oh! I'm sure most of you have read my dilemma with that in the earlier forums.
Unfortunately, I had to cancel due to an accident that my daughter was in on the day of our appointment, and have been out of the loop until now.
Other than finding a potential agent, I have gone out once, so far, and found one fsbo, an empty house with no sign in yard, and a couple properties with realtor signs that looked as though they've been there a while. Also found a duplex for sale and commercial property by someone whose sign read "Buy Sell Trade-Real Estate Broker" and a number to reach him. I am sure that's a start, but if anyone has any suggestions on what my next move should be...please let me know because I still do not have a buyer to start my buyers list yet. It seems a moot point to have a list of properties under contract, or try to negotiate to get one under contract, without anyone in mind to consider buying it. I don't want to start off looking like a fraud! All suggestions and advice will be carefullly considered/followed! For now, I will go back to Dean's books on Adobe and review my many notes for my next course of action!
Oh, yeah, I LITERALLY have $3.84 to my name with a default on my remaining outstanding student loans, so my credit is S#%...you know what I mean. I have read these success stories about the people with little-to-no money to invest or with poor credit, but I have yet to see both...I hope to be able to be the success story that started literally below poverty level that reached multimillionaire status! I definitely have the motivation, I just lack some of the necessary resources! SHOW ME THE MONEY!! Thanks in advance for your support!!
Reasons that failure is not an option:
Need out of abusive relationship
Ability to see friends/family other than emergency visits (refer to first reason)
To pay off my student loans and rebuild my credit
To take my life, independence,and freedom back
To become self-sufficient again
To prove to myself that I am still that strong,independent, decisive,compassionate, and success-driven daughter, mother, sister, and friend
Finally, to prove that Dean's System works if you work it.
The only reason I am able to pursue this without interruption is because my boyfriend thinks its all "baloney" and until I can prove him wrong by using the profits from my first deal to leave him, I don't try to dispel his perceptions. They are what will be my saving grace in the end!!
THEREFORE...FAILURE IS NOT -- NO LONGER -- AN OPTION! I have prayed for too long for an opportunity I would be able to pursue and I know that this is His answer! Thanks, Dean and his supporters, you may have saved my life!!!

Well, spent most of my day finding property listings online and trying out the MANY different sites to do that. I found one by googling "MLS" and my "city,state" that I thought showed more properties closer to the deals Dean and his students talk about throughout his books. I caught a couple of webinars I ran across about finding active cash buyers and how to do "subject to" contracts/owner financing in great detail so that I think I might be able to actually pull one of those off should the opportunity or need arise.
Dean still remains my main source for investing information and the one I will always come back to for reassurance and a good pep talk for the day to keep me going!
I managed to gather a list of 87 homes so far from a list of 300 generated after checking my preferences, that all had the words Dean and Matt suggested we look for in ads that tell us the seller is motivated!! I don't know if it was professional or ethical, or not, (didn't consider it until I didn't get any responses) but I emailed the agent from the links in the ads and put informal offers on the table for about 2 or 3 of them trying to see if I was even in the right ballpark. Not sure what no response means just yet. Guess I am bound to find out. My plans are to start organizing those properties into some sort of categorical system I come up with. Until I find buyers, I don't really know most efficient way of doing that.
Sooooo...I have made 5 bandit signs so far tonight to put out over the weekend with more to go...much more to go. Tried setting up an evoice acct for recorded messaging since I can't get anything to come up on the site Dean lists in his book "coaphone....." Seems I haven't used my maxed out credit card in so long that it will no longer verify who I am regardless of whether anything is trying to be charged on it or not. That was only reason I kept it. Oh well, free trials requiring CC are now not an option for me either! At least not until I can get a deal or two working and pay it down. It could be worse, I don't have enough CC debt to qualify for any of these programs, but it might as well be maxed out for 1million since I don't have it to pay down enough to even use it for verification anymore!! LOL
All in all I have had a very productive day in my new REI career-building actions. Granted my once OCD clean house seems to be messing itself up somehow while I am hard at work on my computer...but I know if I switch OCD habits from cleaning house to selling house, I will be able to pay someone else to do that which turns no profits!! Although, I think I need to take a break and get my workspace organized because if my house/office is a mess then my life seems to feel the same way and I don't need any help right now in that area! LOL.
Sooooo...I guess I will close for today and get to organizing my plethora of study sheets and notes, and etc in to my REI file cabinet and binders, and get back to the housework before it swallows me up!

I brought a notebook and several pens and was glad that I did because they handed out about 5 of the hotel's stationary notepad sheets and I was handing out notebook paper to the ones taking notes around me because there was no way to fit all that info on those little pieces of stationary.
Not much printed material, but the disks at the end of the event were the consolation gifts for the truly broke people like me who couldn't afford the 3-day workshop. If you have that kind of money on hand you will definitely want to take advantage of all he offers within that training to jumpstart your REI career! I had to leave the conference room to compose myself after thinking I was about to get all these fantastic lessons and resources, and backing there at that event only to be told near the end that we would learn all of that and have access to all the talked about resources in the 3-day workshop being offered for a nominal fee. $1900 or $19000...hell at $19 I still could not have afforded to go! So I was grateful for the books on disk and I priceless! So get there early, take notes and when it's over you will be hungering for more!
Let me know what you thought when you return! If he isn't offering the his books on disks like he did here and you can't attend the workshop for some reason, let me know and I will email you copies of everything on the disks! Have fun I look forward to hearing from you!
