MLS Listing

Once again, good morning everyone. I got some of the MLS Listings from my agent's website. My question is: now that I have found about 12 listings in a specific zip code that I want to start off with, do I go check out the houses? Once I do, is this the part where I start sending offeres to my cash buyer's list? I have done some research in google to find cash buyers here in my hometown (I haven't contacted anyone yet.

Any suggestions would be greatly appreciated. Thanks.

Congratulation on your first step! The first thing you do is to build your buyers list first before you start making offer. I will suggest you contact all the buyers you found first to find out what type of property they are interested in buying, in what area in the city are they wantto invest, the price range they are looking to spend in the area, there contact information and email address and other information you can get from them. I hope this help you.

Also do more market research of those ZIP codes and areas you want to invest in. You can get this info from your agent, or just as easily online. The more research you do on your own, and the more info you have up front, the more seriously your agent (and everyone else) will take you. Plus, deal analysis will be much easier and faster.
