Looking For A Mentor

Hi Guys, As you can see I am fairly new to this DG Family. I have found my Realtor and have already been sent a HUGE list of properties. I am trying to narrow down so we can start making offers. I see on here there are all types of contracts, and I know I want to do Assigns to get started. I am really trying hard to make my first deal happen. I have spoken to several banks in the area and working on getting a seminar of investors together so I can add to my buyers list. i am a little unsure about the title company, and attorney i need to use. have made some calls, but not making too much headway. Also, I keep hearing about "contingencies" in the contract and that I have to use the state contract. Just don't want to start off with the wrong contract or not sign it properly and get stuck with the property. If there is anyone out there who knows exactly how to handle assigns, and can help me with areas that i may need some guidance. i am always on the forums, and reading all the time. I have read BOTH of Dean's books, and just feel like I learn a little better when being walked through as I go along. I guess I am just not that confident yet to make a bid on a property without having some things in place that I keep hearing I need. Again, If there is anyone who could offer some assistance and be willing to mentor, I would GREATLY appreciate it. I am attending Dean's event in Feb here in TX, and am really excited to start this 2012 year off! My goal is to close my first deal here in Feb. Not sure how easy or difficult this will be, but I am more than willing to put the effort to make this happen!
